The seller has contacted me to help to market their unit as they needed to cash out their sales proceed to collect the keys for their new apartment. But after the unit has been marketed for 6 months by another agent, the owner was getting anxious as they did not get any offer.

I met up with the owner to find out what was the problem they were facing and why was the unit not moving. The house was located in a very rare location just next to an up-coming MRT, high floor good view and the expected asking price of the owner was very reasonable. After understanding from the owner why the house was not moving, I convinced the owner to have a home makeover. My Stressful customer was happy to try out the home makeover after looking at the many portfolio of home makeover which I had done.

During the first viewing, the seller received a very high offer and they agreed to sell immediately but I convinced them to hold on as I was confident to get an even higher price even though the existing price would be close to a record high price in that year for the block. The sellers were reluctant but looking at the speed which I gave them an offer. They decided to reject the buyer offer. In the second week itself, then came the perfect buyer. The buyer decided to offer a price and terms of sales which the sellers were very satisfied with. The deal was then concluded with a very excited seller.

During the HDB first appointment, the seller checked the recent transaction of their block and was very happy as another unit (2 floor apart) was transacted at 28k lower than their price. Seller was very excited at the price of the unit they sold and even recommend another friend who had problem selling their unit to me.

The landlord of the unit was preparing to move into their new home and was intending to rent out their current condo. The landlord saw one of my advertisement and decided to drop me a call to discuss how I could help with the rental of his unit.

Once the appointment has been arranged, I went over to assess the condition of the house which the landlord was staying. After a through discussion with the landlord, I managed to understand the needs of the landlord and how I could help him to get a tenant for his wonderful house. After outlining with the landlord on his requirement, I begin to start marketing the unit for the landlord.

Once I begin to market the unit, there were numerous positive response for the unit. On the first viewing itself, after I had I sold the key feature of the unit to the Japanese tenant. The tenants considered and made an offer on the same day to the landlord, but as the landlord has some consideration on the moving-out date, they decided to reject the offer. I continued to market the unit and on the fifth viewing itself, the deal was secured at a high price and a fast move-in date.

The landlord with very pleased with the speed of my closing as it helped them to ease their worries of their unit being left empty due to the challenges which the unit had.

Landlord was happy with the rental price and the deal was concluded.

The last tenant of the unit has just moved out of the unit. After assessing the condition of the house of the house, I decided that the house was not ready to be marketed yet as it was in a terrible condition. I decided to contact the landlord and inform her on our approach to remarket the unit and some works have to be done to prepare the house.

After home-staging the house and cleaning up of the unit in the first week of marketing, we had multiple viewings and received 2 letter of intent from potential tenant. Owner decided that the first 2 offer was not up to her expectation. Then came a potential tenant, the tenant liked the house very much and decided to negotiate.

As the offer given by the potential tenant was very tempting having a very quick move-in date and price, the Landlord was happy with the rental price and the deal was concluded.

I contacted landlord and arranged for a meet-up to understand the condition of the unit. The last tenant has just left the unit and the unit was vacant. The unit had been on the market and has been marketed by few agents for some time.

After marketing the unit for a month, I managed to get the Right tenant at a record high price not seen over 1 year for the condo. Initial offer by the tenant was very far off from what the landlord expected, but after negotiating with the tenant and selling the key selling point of the unit. I managed to push the tenant to an earlier start date and increased price. Landlord was happy with the rental price and the deal was concluded.

Our Landlord had just collected the keys to their new condo. As our landlord was not familiar with the procedure of renting out their new condo, we advised them according about the difference between renting out a resale condo and a new condo.

After explaining the difference, we then begin to help the landlord to identify all the defects of the new condo. Once all the defects were filed, we then begin to have weekly follow-up on the defects remedy of the unit. As some of the defects were hastily rectified, we insisted the developer to re-work the defects. Once all the defects were rectified, we then begin to make-over the unit. Knowing all are the essentials items all tenants would want before renting the place. I begin to make-over the unit.

Once the unit has been through a make-over, we begin to market the unit. Though there were many great offers for the unit, but none came with a good enough offer. Then came the right tenant and the deal was then concluded at a record price for the condo.
