The seller has contacted me to help to market their unit as they needed to cash out their sales proceed to collect the keys for their new apartment. But after the unit has been marketed for 6 months by another agent, the owner was getting anxious as they did not get any offer.
I met up with the owner to find out what was the problem they were facing and why was the unit not moving. The house was located in a very rare location just next to an up-coming MRT, high floor good view and the expected asking price of the owner was very reasonable. After understanding from the owner why the house was not moving, I convinced the owner to have a home makeover. My Stressful customer was happy to try out the home makeover after looking at the many portfolio of home makeover which I had done.
During the first viewing, the seller received a very high offer and they agreed to sell immediately but I convinced them to hold on as I was confident to get an even higher price even though the existing price would be close to a record high price in that year for the block. The sellers were reluctant but looking at the speed which I gave them an offer. They decided to reject the buyer offer. In the second week itself, then came the perfect buyer. The buyer decided to offer a price and terms of sales which the sellers were very satisfied with. The deal was then concluded with a very excited seller.
During the HDB first appointment, the seller checked the recent transaction of their block and was very happy as another unit (2 floor apart) was transacted at 28k lower than their price. Seller was very excited at the price of the unit they sold and even recommend another friend who had problem selling their unit to me.
