🏠 Since the 15-month wait-out period was removed, some of my private homeowner clients have called me asking…

💭 “Should I sell my private property and move to HDB now?”

To me, there is no fixed answer for everyone.

🌿 Some may want to reduce commitments, prepare for retirement or simply enjoy a different and simpler lifestyle.

🏙️ Others may still enjoy private living, have longer-term wealth objectives, or hope to upgrade again in future.

So perhaps the question shouldn’t only be:

“Should I do it also?”

But also…

🤔 “Why am I doing it — and where do I want this decision to bring me in the years ahead?”

•There is nothing wrong with choosing HDB.

•There is nothing wrong with choosing private property.

🏡 Last Friday marked the completion of Ms S’s very first home with me joining together at the lawfirm🎉🔑

💭 I first met her years ago while assisting with a rental matter. Back then, owning a home wasn’t part of the plan.

Years later, she reached out to me again—this time with one dream:

To finally own a place she could call her own. 🏠❤️

As we explored her options, one reality stood out. 🙁

Because of age, the maximum loan available was no longer what it could have been years earlier. Time had quietly changed her financing options.

Thankfully, after carefully reviewing her situation, I decided to restructure the loan tenure within the applicable financing framework. 💡

With her case ended, reminds me of something important.

✨ Starting early doesn’t mean you must buy immediately.

✨ It simply gives you more options, greater flexibility, and more time when the right opportunity comes along.

🏡 A major policy change has taken effect.

With effect from 28 July 2026, private residential property owners no longer need to wait 15 months before buying an eligible non-subsidised HDB resale flat.

This gives many homeowners greater flexibility when planning their next move.

However, this does not mean everyone should downgrade immediately.

Before making any decision, it’s important to understand:

✅ Whether you meet the eligibility requirements
✅ Your financial position and long-term retirement plans
✅ CPF implications and cash flow
✅ The opportunity cost of selling now versus later
✅ Whether downgrading truly aligns with your lifestyle and family needs

A policy change creates new opportunities, but the right decision is always personal.

Every homeowner’s situation is different, and the best strategy depends on your objectives—not just the latest headline.

🐎开工大吉 🍊🍊Start work and first appointment is joining Mr K and Ms J plus daughter to collect keys together at Botany in dairy farm. Defects seem cosmetic and quite good. (Selection of developer is one of my important consideration factor). Really thankful for the journey on sales & elevation where the tedious complicated process is made seamless in a fully guided E progression model. 谢谢 the token of appreciation🧧Decided to take a pic as memory. 💕

🏙️ Right after, I left & visited Narra Residence showflat right opposite to took a look at the site, showroom model. Location wise is superb familiar as I been in hillview vicinity since 2017. Did an analysis on Narra Residence using my 8 factors in my E-project framework to consider a particular new launch.

🧐Overall good or bad? Call me at 9797-2551 to find out. Alway speak to professional, plan well and don’t make FOMO decision..☎️
