HDB Resale Index is still on the rise and showing no signs of declining. In just Q1 2022 there are already 6612 units changed hands. Assuming current trends continue for the rest of the year, we should be looking at around 26,000 resale units changing hands by the end of the year. Whether we will set a new record in the resale price index remains yet to be seen.

Represented by bold lines, structural walls/columns are the foundations of HDB flats and hence cannot be demolished away. However, there are ways to cover up these building elements, either by concealing them behind a false wall or building cabinets around them. Similarly, the walls around a household shelter, which also can’t be hacked, are likewise depicted as bold lines on floor plans.

Use brighter colours to create a good vibe for your potential buyers. If there are any spalling concrete or defects on the ceiling, it may be good to repair it before opening up the unit for viewing.

Before May 9 this year, there was a grey area for the transfer of residential property into a living trust. To be exact, it only applies to a living trust established in a way that doesn't clearly show a beneficial owner at the time of transfer.

That all changes after May 9, with the government announcing an ABSD (Trust) of 35%, regardless of whether there are identifiable beneficial owners or not.

Here's how it works!
1. The ABSD (Trust) of 35% must be paid upfront during the transfer.
2. A trustee can apply for a refund if specific conditions are achieved.
3. This refund application must be applied to the IRAS within 6 months after using the instrument.
