SINGAPORE: Properties near popular schools are highly sought after and homes in Tengah within 1km of the relocated Anglo-Chinese School (Primary) could fetch up to 15 per cent more than other units in the district, property analysts said.

The Ministry of Education (MOE) said on Thursday (Feb 9) that ACS (Primary), currently located off Bukit Timah Road on Barker Road, will move to Tengah in 2030. The boys' school will also start enrolling girls after the move.

SINGAPORE: Singapore has increased the private housing supply on the Confirmed List of the Government Land Sales (GLS) Programme for the second half of the year to 5,160 units, up from 4,090 in the first six months.

The total of 9,250 units for the whole of 2023 is the highest in a decade. It is also nearly 50 per cent higher than the supply in 2022, and around 2.5 times that of 2021.

SINGAPORE: Private home prices in Singapore increased by 3.2 per cent in the first quarter of 2023, according to official flash estimates released by the Urban Redevelopment Authority (URA) on Monday (Apr 3).

This is compared to the 0.4 per cent increase in the previous quarter.

The first quarter private residential property index increased to 194.6 points, up by 6.0 points.

SINGAPORE: Resale flat prices for 2023 rose by 4.8 per cent, less than half of the 10.4 per cent increase in 2022, according to the Housing and Development Board (HDB)’s flash estimates.

The resale price index, which reflects the general price movements in the resale market, grew to 180.2 in the fourth quarter - an increase of 1.0 per cent over the previous quarter, HDB’s flash estimate showed.

A strong pipeline of supply and the introduction of cooling measures have continued to moderate the rate of increase in resale prices, says HDB.

SINGAPORE: Private home prices in Singapore rose at a slower pace for the second consecutive year in 2023, increasing 6.7 per cent compared with 8.6 per cent in 2022 and 10.6 per cent in 2021.

In the final quarter of 2023, private home prices rose by 2.7 per cent, faster than the figure of 0.8 per cent in the third quarter, according to flash estimates released on Tuesday (Jan 2) by the Urban Redevelopment Authority (URA).

As the Chinese New Year lull period has passed, developer sales (excluding Executive Condominiums) have increased by 20.7% last month. According to URA’s sales data, 654 new private homes were sold in March, compared to 542 units sold in February.

ENQUIRIES for luxury properties in Singapore have shot up in tandem with increased visitor arrivals over the second quarter of 2022, leading to a spike in overall volumes transacted.

According to a Huttons report released Thursday (Jul 21), foreign buyers of luxury homes in the latest quarter were mainly from China, Indonesia and the US.
