❗No Problems Can’t Be Solved❗

Couple have stayed in his BTO unit for the past 15 years. Due to a divorce, he and his ex-wife had to sell off their 5-room flat. The loans granted was $340k for 25 years tenure hence the monthly instalment amounted to $1.6k 😵💢

Once the unit was sold, they profited about more than $120k cash from the sales of the current unit. The next unit purchased was a 5-room high floor renovated HDB unit at Jurong West for $475k.

The current house mortgage was serviced with the HDB loan. The next house was purchased with a HDB loan hence the right sizing applies. This means that 50% of his share of the sales proceeds (60k in this case) was automatically used to pay for the next purchase, reducing the loan amount. Thus he was able to reduce the loan tenure from 25 years to 15 years WITHOUT forking out any cash for the monthly instalment. ✔️

It is true that money can’t buy happiness – but – money can buy you a home. 👍

If you’re 35 years old and above AND SINGLE like Gillian* (Calling all the single boys! 💃), here’s what you can do with your CPF funds….

1. Use the Single Scheme Grant
2. Look for a place near your parents
3. Get a reasonable priced unit (Think renovation cost, floor level, area – refer to our previous post on tips when buying a resale flat!)

Gillian has $140k in her current CPF Ordinary Account savings. Converting this fund into a home is the next best move. She bought a renovated 3-room flat which was renovated near her parents who are living in Clementi.

The total amount of loan she was eligible for amounted to $300k. Good news for her was that she doesn’t need to pay out any cash monthly for her $425k home.

This is truly a common case of HDB ownership issues.

Are you one of the owners to your parent’s flat, for some reasons? And you wish to move out, get a BTO with your fiancé BUT your parents have a problem with that? 🤐

Parents of Gina* couldn’t afford a loan to buy over her share of their current home. Therefore, the next move was to downgrade from a 3-room flat to a 2-room flexi unit where Gina’s parents could offset the balance payment of their old unit. After which, Gina’s name can now be listed as an owner of her home with her fiancé.

Buyer’s Profile: Single and 35 years old
Buyer’s Asset: CPF Ordinary Account savings – $80k
Issue: She has to rush in finding a home as her sister was getting a divorce and needed a place to stay.
Special requirement: Wants to find a place near parents’ home where other siblings reside too.

So we found her a unit, which costs $330k. Using her CPF savings, she had enough to pay the monthly instalment. The remaining payment will be covered using a loan.

Jean* has been on HDB rental for the past 14 years. She was a working lady and applied for BTO a couple of times but was never successful. She eventually lost her job and couldn’t get a loan to buy a resale flat or any property for that matter.

With detailed financial calculations and proper planning, she had enough assets to purchase a 4-room flat. However due to the outstanding loan with the current HDB rental unit, the first application for the resale flat was rejected. After numerous appeals to HDB and other government bodies, we’ve managed to get the approval to proceed to purchase the resale flat and pay the outstanding monies for the rental flat in instalment.

💸💸The rental flat was $1K per month and the husband wasn’t able to pay off all the loan by himself which is why the outstanding amount kept increasing.

Pearl* who is unemployed, and her husband have been staying at their 42-year-old 3-room HDB flat for 10 years. However, recently her husband got a stroke and had both legs amputated 😔.

That left Pearl and their 3 teenage kids stranded. They wanted to sell the house, as it was inconvenient for her husband to move around in this unit due to his disability. Therefore, I have helped to appeal to get a wheelchair-friendly unit so that he'd feel more comfortable in his own home. With both of them being unemployed, they are afraid of not being able to continue paying for the mortgage loan and any late payment arrears.

❗The challenge of selling this unit was REAL❗

Being a 42-year-old flat means that it limits the pool of buyers since a buyer cannot use 100% of his CPF savings to purchase this unit. However with extensive marketing, the unit was sold at a reasonable price despite its age.

Have you planned your retirement funds? 👴🏻👵🏻

A 50-year-old couple called to ask if there was any option to lessen their burden of paying off mortgage loans as they’re tired of having to clear the loans after years and years of doing so. Hence with detailed financial calculation, we’ve managed to dispose their current 5-room flat and purchase a 4-room flat. On top of that, they still had cash on hand to perform their Haj pilgrimage and deposited the remaining cash into their bank as savings.

Starting out with a small home when you are newly married is not uncommon. If you and your spouse have the means, and you are able to get a bigger flat with the vision of creating a family home in future, kudos! But not everyone has the same fate.

A couple got a 2-room flat when they were younger and had just gotten married then. 5 years later, they decided to start a family. They had a baby and a toddler and decided to upgrade to a bigger flat to get the additional bedrooms for their children. They called me up to see the available options, and after detailed calculations and proper planning, they were able to purchase a 4-room flat without having to fork out any cash or apply for loan. This is the best plan for them as they could use the cash they have to save up for other uses such as their kids education, family vacation or rainy days. The couple is financially stress-free for their new home with each of the kids having their own space in their own bedrooms as they grow up.

Alex* recently divorced his wife, Susan*, and they wanted to sell the house. Upon selling the house, both of them wanted to get a home of their own. However they realised that they did not have enough monies to buy a house individually due to disapproval of their loans. This was because Susan was unemployed and Alex was previously financially embarrassed due to bad credit card debts.

As Susan was unemployed, she had to get her son and daughter who are both in their 20s, to be co-owners to assist with getting a mortgage loan. On the other hand, even though Alex had a job, he had no means in financing his own property even after selling his old HDB flat.

Alex had to resort to renting a room in the open market while waiting to ballot for a 2-room Flexi direct from HDB. The process works similar like getting a BTO flat, therefore it was a 50-50 chance that he may not get it.

What could have been done better?

Should Alex have asked for the court to grant more shares in respect of his own CPF usage? It could have been a different situation for him if he didn't gave up his shares to Susan. He would have been able to draw up a detailed financial plan with his CPF savings, and Susan will still be able to buy a home with the help of their children.
