With China being becoming more and more influential in the global market, Keith is finding ways to market Singapore properties to China investors. He managed to find many China investors and they have bought more than 10 units from just 1 month. With this segment of the market opened Keith will be investing time and money to expand the China market in Singapore. He will still carry on to concentrate in condominium projects that just TOP residential property in district 2, 3, 7 & 9 . Keith Tan Boon Kee then join ERA Property Network Pte Ltd as a Senior Marketing Director in October 2014. He moved over to ERA to grow a group of competent and service oriented real estate agents. 2015 Keith started to pe*****te into District 2 by doing Skysuites @ Anson. To be more competitive his team rented a shop unit in Skysuites @ Anson. Our team manage to get a foothold in Skysuites doing more than 100 units for rent. Also in 2015 Keith was appointed by Allgreen to lease out their balance unsold units in Skysuites @ Anson as they also have seen that he is very active in Skysuites @ Anson. His team also went on to do the older projects there like 76 Shenton, Altez, Icon and Lumiere. While doing Skysuites @ Anson he manage to help a growing company ST Residences to get many units in Skysuites @ Anson later on they got units in J Gateway, City Gate, Strudee Residences.


2016 his team went on to do Echelon in District 3. The team with him as already more than 10 year of experience in Queens and The Metropolitan. In 2017 Keith went to view Nouvel 18 with the aim of doing new launch for New Futura. There he met the leasing in charge and manage to get appointed Joint marketing agent for Nouvel 18 & in 2018 St Regis & Cliveden by CDL.

2019 Keith started to recruit more agents to do TOP projects in City Gate and Sturdee Residences. Coming 2020 his teams will embark on projects like Park Place Residences @ PLQ, Queens Peak, Arta, Gems Residences and many more. OCR condos up 2.2% in Q1 2026. That's the number upgraders need to sit with.

Private home prices overall rose 0.9% q-o-q. Not explosive. But steady and consistent. The OCR led the pack, RCR came in at 0.8%, and CCR at 0.6%.

Meanwhile HDB resale prices dipped 0.1%. First quarterly decline in almost seven years. Volume was up nearly 20% q-o-q, but the pricing momentum has clearly slowed.

Here is what I'm seeing on the ground. The upgrade gap is widening. Your HDB may have peaked. The private market hasn't. That math matters.

HDB is putting 2,520 short-wait BTO flats into the June 2026 launch. That's a big deal.

Wait times of around 3 years or less. Sembawang North gets 2 projects. Ang Mo Kio gets 1. Together that's more than a third of the ~6,900-unit launch.

Here is the thing. A 3-year wait changes the calculus for upgraders completely. You can plan your HDB sale, bridge your housing gap, and get keys by around 2029 at subsidised prices. That's a real alternative to paying today's resale premiums.

For sellers in Sembawang and AMK, be aware. Incoming supply at subsidised prices will temper price growth in those micro-markets.

This is HDB signalling that build times are back to normal. Watch how this affects mass market private demand too.
