Gourmet Xchange, a new development by CapitaLand Development (CLD) in Kallang, is positioned as Singapore's largest strata-titled food development. Located on a massive 44,108 sq m site, this nine-storey facility is designed as an "unconventional food hub" that serves both food businesses and the surrounding community.
Uniqueness of Gourmet Xchange
Scale and Structure: It is the largest development of its kind in Singapore, featuring 264 production and F&B units in a main block called "the Xchange," alongside "Heritage Terrace," which consists of eight terraced units.
Adaptive Reuse: It marks the first industrial government land sales site to incorporate adaptive reuse by repurposing a three-storey factory from the 1980s for its Heritage Terrace wing.
Community Integration: Beyond industrial use, the site includes restaurants, six food kiosks, and an industrial canteen to engage the wider community.
Superior Unit Sizes: Unlike typical food factories in Singapore that range from 150 to 200 sqm (1,600 to 2,100 sqft), Gourmet Xchange offers significantly larger units spanning 295 to 758 sqm (3,175 to 8,159 sqft)
Advantages for Food Business Owners
Operational Stability: Outright ownership or long-term leases provide "greater long-term cost stability and operational certainty," which is crucial since fitting out production facilities with exhausts and cold rooms can take six to seven years to break even.
Growth Support: The availability of larger units addresses a gap in the market, allowing growing companies to expand without the limitations of the three-year lease cycles typically found in JTC units.
Strategic Location: Its city-fringe location makes it an ideal satellite hub for businesses serving the city centre or the eastern side of Singapore.
Advantages for Investors
Resilient Asset Class: The food industry is considered more resilient to economic cycles than other sectors; as noted by CLD’s CEO, food facilities remained operational even during the pandemic because "people need to eat".
Limited Supply: There is a strong underlying demand for food factories, but new supply is limited, with much of the current stock consisting of older "first-generation" facilities.
Stable Returns: Because the project is "underpinned by fundamental economic activity," it is expected to generate relatively stable returns for investors.
