This week, CDL and Hong Leong submitted the top bid for the Peck Hay Road GLS site at $1,865 psf ppr, one of the highest residential land bids we’ve seen in recent years.

This is why I keep saying:

Property prices don’t move in isolation.

When developers enter land at higher and higher costs, future launch prices naturally need to reflect that reality.

Once replacement costs move higher, today’s prices often get re-evaluated very differently in hindsight.

That’s how strategic buyers look at the market.

One of the biggest risks in any new launch is being early.

You’re buying into a vision that hasn’t been fully tested by the market yet.

That’s what makes Lentor interesting today.

Six launches and almost 3,000 units later, the precinct is no longer a concept. The MRT is operating, the retail component is active, and buyer demand has been consistently demonstrated across multiple projects.

The question is no longer whether Lentor works.

The question is whether today’s pricing still makes sense compared to what future launches may need to charge as land costs continue rising.

Everyone keeps asking me:

“Why Lentor again?”

And honestly, that’s the right question.

When an area already has multiple launches, you need a very clear reason to choose the next one.

For me, the answer starts with land cost.

Kingsford entered this site at around $920 psf ppr.

The latest Lentor GLS site was awarded at approximately $1,278 psf ppr.

That difference matters because land cost ultimately affects future launch pricing.

Once newer projects enter at higher land costs, today’s pricing can look very different in hindsight.

That’s why some buyers aren’t just looking at the project.

They’re looking at where it sits within the entire Lentor launch cycle.

I’ll be honest.

A lot of people come into the first meeting with some skepticism.

And honestly, I don’t blame them.

There is so much information online today, and it’s easy to wonder whether someone is recommending a property because it’s right for you, or because it’s convenient for them.

What I appreciated about Jason’s journey was that he challenged the process, asked questions, and looked at the numbers carefully.

Because ultimately, good property decisions aren’t built on persuasion.
