One of the most common questions buyers ask me is:

"Should I buy an HDB or a Condo?"

My answer is always: It depends.

Because before choosing between an HDB and a condo, you need to understand what's most important to you.

Different homes serve different needs.

A condo isn't automatically better than an HDB.

And an HDB isn't automatically the right choice either.

The real question is:

What are you trying to achieve?

βœ… Condo facilities?
βœ… Lower monthly commitments?
βœ… Greater flexibility?

I've seen buyers happily choose a condo.

I've also seen buyers happily stay in HDB.

Because there is no one-size-fits-all answer.

Lower psf doesn’t always mean more affordable.

Many buyers focus heavily on psf when comparing properties, assuming a lower psf automatically means easier financing or better value.

But banks do not assess loans based on psf alone.

They assess based on:
β€’ Total purchase price
β€’ Property valuation
β€’ Income & loan eligibility
β€’ Monthly repayment ability

This means a lower-psf property with a larger layout can sometimes result in a significantly bigger loan amount and higher monthly repayments.

Meanwhile, a smaller higher-psf property may actually be easier to finance due to the lower overall purchase price.

When buying property in Singapore, it’s important to understand the full financial picture β€” not just the marketing headline.

But beyond the purchase price and loan approval, I think it’s also important to ask:
Will this lifestyle still feel comfortable and sustainable years later?

A bigger home should ideally improve your quality of life β€” while still leaving enough flexibility and peace of mind for the future.

Different buyers will naturally have different priorities, and there’s no one-size-fits-all answer. The key is finding a property decision that supports both your lifestyle and long-term comfort.

Many people focus on finding the β€œright timing” to enter the property market.

But while waiting, your financing flexibility may already be changing.

As time passes:
β€’ Loan eligibility may change
β€’ Loan tenure may shorten
β€’ Monthly instalments may increase

At 35, you may qualify for a 30-year loan.
At 40, that window could shrink to 25 years.

For a $2M property with 75% loan:

Age 35
Estimated monthly instalment: ~$5,020

Age 40
Estimated monthly instalment: ~$5,845

That’s about $825 more every month at 1.28% interest β€” even if property prices stay the same.

Depending on future land cost, supply and replacement cost, the same property may also feel very different financially later on.

Understanding your options earlier may make a big difference later on.
