Sim Lian bidded the land parcel at $980psf.
"With the land rate of $980 psf ppr, the new condo project at the Dairy Farm Walk residential site could be launched at $1,880 to $1,980 psf, Mak estimates."

As a reference, Dairy Farm Residences was bidded at $830psf.

We are left with last 10 units at Dairy Farm Residences, starting from $17xx psf for a 721sqft (2 bed 2 bath) unit, and last 35 units at Midwood, starting from $16xx psf for a 990sqft (3 bedroom) unit.

PRIME LOCATION PUBLIC HOUSING (PLH)

1. 10-year minimum occupation period (MOP)

2. Additional subsidies will be clawed back by the Government upon their resale.
Flat owners will pay a percentage of the resale price to HDB when they resell their home on the open market for the first time.

3. Owners will also not be allowed to rent out their whole flat at any point in time, even after the MOP is over.

4. The pool of resale buyers of these prime HDB flats will be limited to households who earn not more than $14,000/mth and at least one applicant must be Singapore Citizen.

5. Fewer flats may be set aside under HDB's Married Child Priority Scheme.

Officially 5 years with PropNex Singapore , and received my 5-year Ambassador Award 🧚
5 years aint a long period in this industry, yet at the same time, so much has changed from 2016 - 2021. What a fruitful journey it has been. 🥰

I made the decision to join the industry back in 2015, went ahead for the course and took the exams on my own - without speaking to anyone in the industry to find out more beforehand. I have always been interested in real estate, so I went for it. Successfully passed my exams and stepped into the industry.

For the first 3+ years, I was only managing this as my part-time job. I only made the decision to come into it full-time towards the end of 2019, and soon, COVID hit. I spent the first 2 months of 2020 feeling lost because all I had in mind was, "Walao, I decided to go into this full-time then now COVID so jialat, how?!? So much uncertainty??? Will property be affected significantly? How? Should I drop the idea of going into this full-time?"

I took the leap of faith to go ahead with my decision. With superb trainings provided by my company and leaders from PropNex Singapore, I was well-equipped with the important skill sets to bring myself forward and be ever-ready for my tasks on hand. I will be honest - til date, I am still learning. This is truly a never-ending learning journey. Each day, I learn new things - market related information, understanding human relationships, finding out new things about myself, etc.

"EL Development topped the bids for Slim Barracks Rise (Parcel A) with a bid price of $320.1 million or $1,246 psf per plot ratio (ppr). Meanwhile, Kingsford Development, which submitted its bid under director and shareholder’s name, Gao Xiuhua, emerged the highest bidder at $162.388 million ($1,210 psf ppr) for the adjacent site at Parcel B.

The top bids for Parcel A and B were 24.5% and 20.8% higher than the $1,001 psf ppr bid submitted by developer TID, a joint venture between Hong Leong Holdings and Mitsui Fudosan, for the neighbouring site at One-North Gateway in 2019. The project was launched as the 165-unit One-North Eden in April 2021. On the first weekend of launch, 85% of the units were sold at a median price of $2,009 psf."
