◆ Construction on Yishun's Northpoint City retail and transport hub to commence this month ◆

SINGAPORE - Works to transform Nee Soon into an integrated hub will begin on April 15, after Frasers Centrepoint Limited awarded the main contract for the project to Lum Chang Building Contractors.

The landmark development, called Northpoint City, is expected to be completed in 2018, said a press release issued by Frasers Centrepoint on Tuesday.

Spanning 1.33 million square feet, Northpoint City will incorporate the 【920-unit North Park Residences】, the largest retail mall in the north of Singapore with over 500 outlets and a first-of-its-kind Community Club housed inside a shopping mall.

Other highlights include a Town Plaza the size of 10 basketball courts, a transport hub with an air-conditioned bus interchange, and a shopping underpass linked to Yishun MRT station.

Minister for Law and Foreign Affairs K Shanmugam, who is also MP for Nee Soon GRC, said in the release: "The partnership between the agencies and FCL will create a new Nee Soon. The changes will be exciting.

"Residents and businesses can look forward to a greener landscape. There will be integration of community and healthcare facilities, transport infrastructure, as well as attractive lifestyle offerings."

◆ YISHUN – THE NEXT HOTBED FOR INVESTMENTS ◆

When it comes to putting your hard-earned money into property, there are a few key considerations that must never be overlooked.

One is connectivity of the location to the rest of the country, making it more accessible; another is the availability of employment opportunities in the area, rendering the property more tenantable.

◆ It’s all about accessibility

Connectivity is naturally a highly valued quality of any property.

On that front, Yishun already has an established network, with Yishun MRT Station and a bus interchange, but even better connections are coming right up. Just recently, the new Yishun Avenue 8 – a 1km two-lane, dual-carriageway road – opened, providing an alternative route to the Central (CTE), Tampines (TPE) and Seletar (SLE) expressways, while the widening of Seletar West Link from one lane to three, eases traffic flow in the area.

There will be further improvements to the junction of Lentor Avenue and Yishun Avenue 1 for a smoother commute. Work is also being done to expand the interchange of the CTE, TPE and SLE with four flyovers. When completed by the end of this year, the flyovers will link the expressways with Seletar West Link.

In addition, motorists can look forward to the new North-South Expressway (NSE). The NSE will connect Yishun, along with other towns along the north-south corridor —Woodlands, Sembawang, Ang Mo Kio, Bishan and Toa Payoh – to the city centre.

The expressway – slated for completion around 2020 – will also intersect and provide links to existing expressways including the SLE, PIE and East Coast Parkway (ECP), thereby further improving overall connectivity.

With the NSE, motorists travelling between the north and the city centre can expect to save up to 30 per cent of their travel time during peak hours. For example, going from Yishun to the city now takes 30 to 35 minutes, but with the NSE, this will be reduced to 20 to 30 minutes.

Then there is the upcoming Thomson-East Coast Line (TEL) on the MRT network, which should be running by 2021. The new Springleaf MRT Station will give residents in Springleaf Estate direct access to the MRT network.

“The NSE, together with the improvement of the interchange between the CTE, TPE and SLE, provides alternative routes to Yishun,” notes Bernard Lee, director (business and research), Huttons Real Estate Group. “Once the NSE comes in, it will alleviate traffic conditions and go a long way to improving property values. Meanwhile, the TEL, which is parallel to the North-South Line (NSL) that stops at Yishun, goes to Woodlands. With the opening of the Springleaf Station along the TEL, it will take some traffic off the NSL, resulting in smaller crowds.”

On top of that, there are extensive cycling routes planned that will give residents convenient access to the town centre, MRT stations, amenities and nearby towns. The dedicated 15.5 km cycling path – to be completed by the second quarter of 2015 – will facilitate cycling and bring about greater convenience and safety to cyclists and pedestrians.

◆ Employment opportunities galore

An exciting North Coast Innovation Corridor (NCIC) is coming up, promising plenty of new possibilities north, where a new economic corridor teeming with creative energy will emerge. Stretching from the Woodlands Regional Centre across the future Seletar Regional Centre and a redeveloped Sembawang Shipyard area to the Punggol Creative Cluster, the NCIC will be the birthplace of fresh new ideas.

Woodlands is set to become a premier waterfront destination with major new business and job opportunities, while the Seletar Regional Centre has the potential to grow to twice that of Tampines Regional Centre. Next to it is the impressive Seletar Aerospace Park, the region’s aviation hub with its wealth of endless opportunities in training, research and development.

Yishun, located between these two upcoming regional centres in Woodlands and Seletar, is poised to benefit from the additional land set aside for the expansion of enterprises along the corridor, as well as the creative design and new technologies in the area.

In addition, there will be jobs coming from the new industrial clusters at Gambas Avenue and Yishun Avenue 6.

Says Mr Lee: “The NCIC is coming in in quite a big way, with large industrial and commercial developments. Yishun is in the middle of the two northern regional centres and in a very good position to benefit from the employment there.”

Of course, with employment comes a ready pool of potential tenants for residential properties in Yishun.

◆ And then some

Right in the thick of the action is Northpoint City, an upcoming new mall by Frasers Centrepoint directly connected to the Yishun MRT Station and integrated with an air-conditioned bus interchange, town plaza and fully air-conditioned community club.

Above Northpoint City will be the 920-unit North Park Residences, a condominium with sizeable facilities and most of all, in an enviable location.

Given the billions of dollars of investments in infrastructure and development, residents here will enjoy more convenient, smoother and shorter commutes as the transport infrastructure is enhanced to improve connectivity.

Home to Singapore’s first suburban mall, this region in the north of the island is at the cusp of revolutionising how communities live, work and play – together.

Some 23 years ago, Yishun became the talk of town when it saw the opening of the country’s first suburban mall. Fast-forward to 2015 and a new, bigger buzz is again focused on this northern region.

◆ Coming of age

Yishun, which used be a farming area, is the Mandarin translation of Nee Soon, and named after tycoon and Singapore pioneer, Lim Nee Soon.

Development of the estate started in 1976 with the Yishun New Town Project. By the 1980s, Yishun was already a lively new town with purpose-built amenities, including schools, markets, places of worship, community buildings, parks, recreational activities, a bus interchange and the Yishun Mass Rapid Transport (MRT) station.

In 1992, Yishun saw the entry of Northpoint Shopping Centre by Frasers Centrepoint, the first suburban mall in Singapore. Adjacent to it, the revolutionary Yishun 10 – the first cineplex with 10 movie auditoriums – opened its doors. Together, the two completely changed the nature of the area, injecting a whole a new level of energy and interest that made it a destination of choice, drawing Singaporeans from other parts of the island.

By the 2000s, Yishun had become a middle-aged town and ripe for rejuvenation. This came in 2007, when it became one of first three towns to be selected for the Housing Board’s Remaking of Heartland exercise. The plans, ranging from widening housing choices, improving accessibility, upgrading parks and a transformation of the town centre, have since come to fruition.

One highlight is the eco- and patient-friendly Khoo Teck Puat Hospital, which marked a milestone in the history of healthcare in the area when it opened in 2010. The hospital sits right next to the spruced up Yishun Pond, whose 14.5-metre tall lookout tower, The Spiral@Yishun, offers a panoramic view of the town centre as well as easy access to the Yishun Park via an 84-metre overhead pedestrian bridge.

Today, Yishun is a thriving town with an estimated HDB resident population of 186,200. Yet, more exciting plans are afoot. The Urban Redevelopment Authority’s Master Plan calls for further rejuvenation of the area, including some innovative firsts.

◆ More than meets the eye

Over the next few years, Yishun will benefit from billions of dollars of investments in infrastructure and development, covering a wide range of issues from housing and leisure to transport and economy.

For starters, the rejuvenation of Yishun town centre will see the rise of Northpoint City – a sparkling new mall by Frasers Centrepoint that is directly connected via an underpass to Yishun MRT Station and integrated with an air-conditioned bus interchange, town plaza and community club. The latter will be the first community club to be fully air-conditioned and also the first to be located in a shopping centre.

Above Northpoint City will be the 920-unit North Park Residences, a condominium which will undoubtedly be sought after not only for its attractive location, but also its sizeable facilities spread across gardens the size of two football fields.

Meanwhile, dining options are set to grow tremendously in both variety and quantity. In the works are a new hawker centre next to Yishun Park and new eating houses, which, together with dining outlets in the upcoming Northpoint City, will make Yishun a food-haven.

Young families will welcome the increase in childcare facilities, while a foreign system school will also be developed. In addition, more healthcare services will be made available by a new community hospital, even as two new nursing homes will serve the needs of elderly residents.

In so far as outdoor leisure activities are concerned, Yishun already offers easy access to Lower Seletar Reservoir, Yishun Park and a number of smaller parks, but residents can look forward to more neighbourhood parks and green spaces coming onstream, as well as better connections between them. Add to that, the expected relocation of Jurong Bird Park to Mandai to join three other nature attractions, including the Singapore Zoo, and residents have a cluster of world-class wildlife attractions to boast of as well.

Of course, the issue of transportation is key and Yishun residents can look forward to shorter travelling times with a slew of enhancements to public transport, including the new Springleaf MRT Station along the upcoming Thomson-East Coast Line (TEL) and improvements to the junction of Lentor Avenue and Yishun Avenue 1 for a smoother commute. The new Yishun Avenue 8 has also recently opened and provides an alternative route to the Central, Tampines and Seletar expressways, while the widened Seletar West Link helps ease traffic flow.

In future, motorists can add the North-South Expressway (NSE) to their travel options. The NSE will connect Yishun, along with other towns along the north-south corridor, to the city centre. The expressway will also intersect and provide links to existing expressways including Seletar Expressway, Pan Island Expressway and East Coast Parkway.

Cycling enthusiasts will appreciate the extensive cycling routes planned that will give them convenient access to the town centre, MRT stations, amenities and nearby towns.

To top it off, those living in Yishun will benefit from employment opportunities in future developments close by, including industrial developments along Yishun Avenue 6 and Gambas Avenue, the expansion of the already established Seletar Aerospace Park and the upcoming North Coast Innovation Corridor beginning with Woodlands.

◆ Where it all comes together

Naturally, the focal point in all of this is Northpoint City, which seamlessly integrates shopping, dining, community activities and transport. It represents how far a humble area full of plantations and villages has come and mirrors, in some ways, the remarkable transformation of Singapore itself.
