Q2 2026 flash estimates are out — and the headline number doesn't tell the full story.
Private home prices edged up 0.5% this quarter, while HDB resale slipped 0.3% for a third straight dip. But zoom in, and it's really two very different markets moving in different directions.
Landed homes just hit an all-time price high. Non-landed private homes? Actually softened slightly. That's a big spread hiding under one "+0.5%" headline.
Meanwhile only one new private launch came to market all quarter — yet take-up rates still climbed to 77.5%. That tells you demand hasn't gone anywhere. It's supply that's been the quiet story this quarter.
On the HDB side, resale volume dropped to its lowest since Q2 2020 — but per-square-foot prices still nudged higher. Fewer transactions, but the ones that happened weren't cheap.
Looking ahead: H2 2026 should bring around 12 new condo launches. If you've been waiting for more options to enter the market, that wave is coming.
Whether you're buying, selling, or just trying to make sense of where things are headed — happy to walk through what this means for your specific situation. No pressure, just clarity. 🏡
