My first ever door-knocking session. My manager and I were standing outside the fifth door, the one I was supposed to take.

He knocked. The owner opened. I froze.

Couldn't say a word. He took over the entire conversation while I stood there. I went home that day genuinely unsure if real estate was my career.

Then I did something I still don't fully understand, I forced myself to keep going. Started with flyers. Then a "hi, how are you" through the slot. Then full conversations.

Two to three years of door-knocking, twice a day plus weekends. That period built everything that came after.

If you can't push yourself through the awkward stage, the rest of the career doesn't happen.

Most people choose a landed home the same way they choose a condo.

That is the mistake.

With a condo, the whole stack is the same layout.

Easy to compare.

Easy to value.

With landed, it is a different world.

One street.

Thirty houses.

And you can find twenty-five completely different layouts among them.

Different sizes.

Different facing.

Different boundary lines.

So when a buyer tells me, if I sell my current place I can afford a landed, that is usually where their thinking stops.

Affordability is step one.

It is also the smallest step.

Is the house road-facing or internal?

What is your renovation scope, and can you even do an A&A on it?

How easy is this exact layout to sell when you eventually want to exit?

A landed is not one market.

It is thirty separate decisions sitting on the same street.

Get the affordability right and the layout wrong, and you will feel it the day you try to sell.

Almost every professor I asked at NUS told me to go to the bank instead. I had an accounts degree. My friends were all going into banking. The "smart" path was clear.

I went into property anyway.

The reason I never told them: my dad's business had failed. We were in debt. And I'd done the math, if he'd bought more properties during the years his business was doing well, the debt wouldn't have ended us.

Property wasn't a career to me at 21. It was a means to get my own first property as soon as possible, so my family wouldn't be one bad year away from collapse again.

Three years later, at 24, I bought my first condo.

Everyone is waiting for prices to drop.

Here is the part they keep missing.

Before a single unit is ever sold, the developer has already paid for the land.

That land was bid for 9 to 12 months before the project even launches.

That cost is locked in long before you walk into a showflat.

So ask yourself one question.

Can a developer realistically sell below what they paid, just to break even?

Almost never.

They would rather hold the units than sell at a loss.

When land prices keep climbing, launch prices have a floor underneath them.

That floor is the land bid.

It is the one number that quietly sets where pricing has to start.

Waiting for a crash ignores that number completely.

You are betting against the developer's cost base, and the developer almost always wins that bet.

This is why I track upcoming land bids before I ever advise a client on timing.

The land tells you where prices are going long before the launch does.

17 years in real estate. Almost nobody knows how I actually started.

My mom asked me to join. Most agents tell me their families pushed back when they announced this career, mine pushed me into it.

She had a real estate license but never used it. She introduced me to her manager. We met for an hour. I signed the associate agreement at the table without fully understanding what I was signing.

My first lead list was a printed Excel sheet.

Strangers' names.

Their house numbers.

That was the entire thing.

No social media.

No referrals.

No warm market to fall back on.

Just a phone and a list of people who had no idea who I was.

I sat in the office from 7am to 9:30pm, calling landlines one by one.

Every single day.

That was the whole job at 21.

No shortcut.

No hack.

No algorithm doing the work while I slept.

People assume property agents start with a network and a nice car.

I started with a stack of names and a dial tone.

Seventeen years later, that is still the real difference in this industry.

Not talent.

Not luck.

Just who is willing to do the boring part for longer than everyone else.
