Today the Urban Redevelopment Authority (URA) released the new private home sales data for Dec 2020.

Sales of new private homes surged by 57.2% to 1,217 units (excluding Executive Condos) in December 2020.

This is the highest number of transactions for the month of December, since 1,410 units were sold in December 2012.

The impact of July's cooling measures is not as significant as when the Total Debt Servicing Ratio (TDSR) loan framework was introduced in June 2013. However, the worst hit is the en bloc market, which also dampened the resale market, while new projects are propping things up.

The Singapore government has announced its most stringent cooling measures since the TDSR (Total Debt Servicing Ratio) framework in 2013!

Not only are the ABSD (Additional Buyers' Stamp Duty) rates going to be increased, loan limits are also being tightened to 75% (from 80%) for someone with no outstanding housing loan.

The sharp recovery in the private residential market in just a year (9.1% improvement over the past year) has led to calls for caution to ensure that the property market remains stable and sustainable.

Yes, according to 600 real estate professionals including investors, developers, property company representatives, lenders, brokers and consultants surveyed in the "Emerging Trends in Real Estate Asia Pacific 2018" report.

The report highlighted that the residential sector is showing signs of recovery with rising transactions and slight uptick in pricing for the first time in four years 📈 Sales of developer sites have also surged amid tightening supply as developers seek to replenish their land banks. The market rebound might likely be sustainable, given several years of pent up consumer demand.

Singapore may be a little red dot but when it comes to investing in a property, where should one look? North, south, east, west? The options seem plenty especially when it's an investment property. It's easy to get lost and confused.

Here's some food for thought:

* Which region do you think attract the most number of foreign buyers?

* Why would you want to buy in a region where foreign investors are most keen on?

* If you are Singaporean or PR and you need not fork out any Additional Buyer's Stamp Duty (ABSD) or just need to fork out 5% or 7%, don't you think you already enjoy an edge (at the point of purchase) over foreigners who have to pay 15% ABSD?

Hi, and welcome to my Page!

This wonderful view greeted my clients and I this morning. But more important than the view is the future potential upside that my clients will enjoy.

There's little private condo supply in the area to compete against, it's in an educational hub (and also potential tenant pool) and there's ripple effect from transformation plans happening just a stone's throw away.

What's more, for those who are into fengshui, this project supposedly received the thumbs up from many of my client's neighbours' fengshui masters 😂

For now, my clients will just enjoy their brand new home!
