The 200-unit Amber Park was sold en bloc to listed property developer City Developments (CDL) last October for $906.7 million, or $1,515 psf per plot ratio (ppr). Owners of typical three-bedroom units in the project will receive $4.376 million each, while penthouse owners will pocket $8.3 million each. Based on the land rate of $1,515 psf ppr, CDL is expected to price the new 600-unit development, called The Opus, at $2,300 to $2,400 psf.

The Opus @ Amber Gardens

Previously known as Amber Park, The Opus was purchased by City Developments Ltd and Hong Leong who changed the name. Built in 1986, this complex attracted a total of eight bidders. The Opus top bid was S$906.7m and belonged to CDL who renamed this complex. it is projected that the developers can expect generous gross sale proceeds between S$4.3 million & S$8.3 million each. Consisting of 200 condominiums, The Opus price shows a land rate costing about S$1,515 per sq. ft. per plot ratio.

The redevelopment plan consists of converting Amber Park into luxurious living spaces for the residents of Singapore. They want to include four, 25 story blocks with approximately 800 units. They even plan on designing a basement parking garage to give guests and residents convenient parking. Currently, this site has an area of 213,675 square feet and an allowed gross floor area (GFA) of approximately 598,290 square feet. The developers plan on utilizing every inch wisely to give future occupants the best living spaces possible.
