根据联合早报11月20日的报导 ， 位于波东巴西一带的新公寓项目博雅居（The Poiz Residences）今天正式对外开放示范单位，并将在周六（11月28日）开始销售。根据市场人士估计的预示价格，项目的平均尺价为1380元。

博雅居是中冶置业（新加坡）有限公司（MCC Land）旗下新项目，地点在麦耶巴齐智亚路（Meyappa Chettiar Road），发展商将在这个地段发展结合公寓和零售商场的综合项目。
博雅居共有731个单位，其中包括四个面积约3800平方英尺的顶层豪宅单位，以及727个一卧房至四卧房单位，最小型的一卧房单位的面积为420平方英尺。
发展商把公寓单位分成酒店雅宿（Suites）、市居（Urban）和高殿（Habitat）三种设计主题，顾名思义“酒店雅宿”的设计灵感是来自酒店，主要以时尚室内设计和功能来吸引单身人士或年轻夫妇；“市居”单位的创意设计可以把单位当成住家办公室；“高殿”主要是面积更大的三卧房与四卧房单位，为居民提供舒适的高档住宿体验。
这个公寓所提供的休闲与商业设施包括烤肉区、设有健身房的俱乐部、儿童游泳池、户外会议区、咖啡厅和户外酒吧等。
至于5万平方英尺面积的零售商场博雅中心（The Poiz Centre）则大约可以容纳84个零售单位。

该建筑与波东巴西地铁站相连，交通非常方便。

中冶置业董事经理谭志勇表示，虽然波东巴西在这些年来快速发展，不过却缺少一个结合主要交通设备以及零售与休闲设施的中心，他希望集团第一个综合发展项目可以成为该区地标，在未来为波东巴西地区注入更多活力。

由于地点靠近圣安德烈中小学和初级学院，发展商一开始曾把项目命名为“安德烈住宅”（Andrew Residences），后来因为这些学校的校友表达不满，所以才把项目名称改为博雅居。

预计2019年取得临时入伙证

博雅居预计会在2019年取得临时入伙证（TOP），博雅中心也计划在同一年开业。

根据欣乐国际（SLP）执行董事麦俊荣的分析，靠近地铁站、零售商店以及邻近的比达达利（Bidadari）新镇发展计划，是博雅居最吸引人的卖点，不过也正因为靠近地铁站，附近的发展项目大都是一或二房式小型单位，这点将会带来竞争局面。

麦俊荣说：“在波东巴西地铁站300公尺范围内还在兴建的住宅项目中，大约有59%的单位是面积不超过970平方英尺的小型单位，约720至750个单位左右。我相信大部分的小单位是由投资者所购买，所以这区有健康的租赁需求潜能的同时，也会有很多单位等待出租。”

博雅居共有327个一房式和146个二房式单位，这两种类型的单位占总项目单位约65%。
