In Q3 2024, HDB resale flat prices continued to rise,
building on the growth in the previous quarter.
Flash estimates released by the Housing and
Development Board (HDB) indicated that resale
flat prices rose by 2.5% QOQ in Q3 2024,
accelerating from the 2.3% QOQ increase in the
previous quarter. This marks the 18th straight QOQ
growth in the HDB Resale Price Index.

HDB Plus and Prime flats after the MOP period of 10years, future buyers will be subject to BTO income caps, household income of $14,000.

To me this rule is the biggest game changer in really slanting HDB as public housing meeting social housing needs, effectively capping upside rise in prices from the Demand side perspective.

15yr down the road, when your MOP is up, the future resale buyers say at 30yrs old, the max loan he could take with a $14k household income is about $756k.

This effectively caps your selling price and market value at $1m ( short of downgraders who are cash rich and retired ;p )

Assuming this 4rm PRIME flat was bought for say $600+k being in the city center.

After keeping for 5yrs construction and 10yrs MOP, you sell it at $1m, implying a Annualised Return of about 3+%.
