350 units gone in one weekend at this Jurong condo. Lucerne Grand sold 61.4 percent of its units over launch weekend. Buyers paid an average of S$2,480 per square foot. 93 percent of buyers were Singaporean, showing just how strong local demand is. But it's not the hottest launch this year — some projects sold out almost completely. Lucerne Grand sits right by the Jurong Lake District, soon Singapore's biggest business hub outside downtown. 新加坡一块地皮刚刚以每平方英尺1,612新元成交，创下了新纪录。地价从2016年的每平方英尺容积率833新元，一路攀升到了2025年的1,312新元。但这可不是人人平摊，OCR大众化地区的地价正在飞速追赶上游。OCR地价猛涨了72%，但现在买在那里的组屋提升者反而变少了。这里其实有个规律：只要未售出的新房库存一见底，开发商出价就会被推高。集体出售市场彻底降温，从2018年的38宗，跌到如今一年只有寥寥几宗。由于集体出售几乎停摆，开发商现在有98%的地皮全靠政府售地计划GLS。竞标者变少了，地价却更高了——从现场的人潮就能看出，开发商对土地的争夺依旧激烈。

A Singapore land plot just sold for $1,612 a square foot — a record. Land prices climbed from $833 psf ppr in 2016 to $1,312 in 2025. But not everyone's paying the same price. OCR land costs are catching up fast. OCR land jumped 72%, while fewer HDB upgraders are even buying there anymore. There's a pattern here too — bids get higher whenever unsold homes run low. En bloc sales crashed from 38 deals in 2018 to barely a handful a year now. With en bloc deals gone, developers now get 98% of their land from GLS alone. Fewer bids, higher prices — this crowd shows developers are still fighting for land.
