New private home prices jumped 3.3% in first quarter, triggering new ABSD hike

Year on year, private home prices surged 11.4 per cent from 2022's first quarter, URA data showed. Read more at straitstimes.com.

The specific ABSD rates increases are as follows:

a. Raise ABSD rate from 17% to 20% for Singapore Citizens (SCs) purchasing their 2nd residential property;

b. Raise ABSD rate from 25% to 30% for SCs purchasing their 3rd and subsequent residential property, and Singapore Permanent Residents (SPRs) purchasing their 2nd residential property;

c. Raise ABSD rate from 30% to 35% for SPRs purchasing their 3rd and subsequent residential property;

d. Raise ABSD rate from 30% to 60% for foreigners purchasing any residential property; and

e. Raise ABSD rate from 35% to 65% for entities or trusts purchasing any residential property, except for housing developers.

Loss-making home resale deals hit five-year low
The proportion of loss-making residential property transactions in the secondary market fell to its lowest level in five years in the first quarter of 2023, despite rising interest rates and mounting economic headwinds. According to data consolidated for The Business Times by real estate consultancy Cushman & Wakefield, just 4.2 per cent of all resale transactions in Q1 2023 made losses – marginally lower than the previous quarter’s 4.5 per cent and nearly a quarter of Q1 2019’s 18.2 per cent. Cushman & Wakefield based its analysis on matched caveats lodged for landed and non-landed private homes.
