The sale of a 614 sq ft, two-bedroom unit at Leedon Green on June 18 helped the upcoming condominium set a new psf price high to date. The ninth-floor unit was sold by the developer for $1.87 million ($3,049 psf). This surpasses the previous record set on March 29 involving the sale of an 818 sq ft, two-bedroom plus study unit on the seventh floor that the developer sold for $2.47 million ($3,025 psf).

The most profitable resale transaction during the week of May 31 to June 7 was that of a 2,433 sq ft, three-bedroom unit at Camelot By-The-Water, a condominium on Tanjong Rhu Road in District 15. By-The-Water reaps $1 mil profit
The unit fetched $4.15 million ($1,706 psf) on May 31. The property had been purchased for $1.68 million ($691 psf) in October 2006. As a result, the seller earned a profit of $2.47 million (147%) on the transaction, which translates to an annualised profit of 6% over 15½ years.

The sale of a 2,852 sq ft, four-bedroom unit at Nassim Mansion was the most profitable resale transaction during the week of June 7 to 14. The fourth-floor apartment was sold for $8.19 million ($2,871 psf) on June 8. It had previously fetched $5.78 million ($2,026 psf) in February 2007. As a result, the seller made a profit of $2.4 million (42%), which translates to an annualised profit of 2.3% over around 15 years.

The 2,852 sq ft, four-bedroom unit at Nassim Mansion was sold for $8.19 million ($2,871 psf) on June 8.

The 657 sq ft unit is located on the 17th floor, and was sold by the developer Roxy-Pacific Holdings on June 8 for $1.77 million, setting a new psf price record for the development at $2,691. This surpasses the previous psf record price, when a similar two-bedroom unit of the same size on the 18th floor was sold last month for $1.76 million, or $2,673 psf.

In the week of June 3 to 11, upcoming development Fyve Derbyshire clocked a psf price high through the sale of a two-bedroom apartment.

URA flash estimates released on July 1 for the second quarter of 2022 shows that the private residential property index clocked an overall growth of 3.2% q-o-q, up from 0.7% q-o-q growth in the first quarter. Despite the cooling measures enacted in December last year, the overall private residential property index increased by 3.9% in the first half of this year. According to Catherine He, the head of research at Colliers, the price growth is attributed to well-received launches which transacted at higher benchmarked prices.

“High-Net-Worth-Individuals in Asia are looking towards Singapore for private home investment opportunities, including luxury properties in prime areas despite the increased ABSD levied for foreigners,” said Tay.

The sale of a 1,550 sq ft unit on the 15th floor made the top gain of $1.86 million after the unit changed hands for $3.1 million ($2,000 psf) on June 14. This also marks a new psf price high for units transacted at Oleanas Residence.

The unit, which sold for $3.1 million on June 14, had been purchased by the seller for $1.2 million in May 1999.
