So I decided to square up against ChatGPT.

In this video, I compare a real client’s affordability case — ChatGPT’s advice vs mine.

The AI said they could only afford a $2.5M condo. With proper planning, I showed them how they could actually secure their $2.8M dream home comfortably.

AI is becoming an important part of our lives, it both help us and provide coimpetition to push us to keep improving in a good way (depending on our mindset).

Recently, we noticed a faint gas smell every now and then—it wasn’t strong or frequent, so we didn’t think much of it.

But one day, I just thought it’s better to be safe than sorry when we got a faint smell again, so I decided to get it checked. I looked up EMA’s (Energy Market Authority) contact number—1800 752 1800—and surprisingly, the technician came down for an inspection the same day.

Pretty efficient.

That’s when we found out there was really a gas leak, from some earlier work done on the pipes where one of the joints was not tightened properly.

It’s really a bit scary, thinking what could’ve happened if we left it for too long.

Gas leaks can be dangerous and also bad for our health.

Prolonged exposure to gas can lead to symptoms like headaches, dizziness, nausea, fatigue, and even difficulty breathing. In more serious cases, it can cause confusion or unconsciousness.

So just a reminder—if you notice even a faint or occasional gas smell, don’t ignore it.

Call EMA and have it checked.

It’s a quick process and could prevent something much worse.

Really appreciate the client for the chocolate—it’s these small gestures that truly keep us going, especially when things get tough sometimes.

This client, a landlord, is a very nice person.

She’s entrusted me with managing two of her properties for rental.

Every time it comes to rental renewal, she’s always hesitant to increase the rent to match the market worrying if the tenant is able to afford the price increase.

Honestly, if I just went along with that, it’d be an easier job—just prep the documents and get it done.

But instead, I’ll look up market transactions, find a tactful way to propose the rent adjustment, and go through the whole back-and-forth with the tenant.

Why? Because I really believe in looking out for our clients—especially the good ones who trust us.

I just want to make sure their rentals at least stay in line with the lower end of the market.

There’s a lot of satisfaction in knowing that we’re doing the best we can for them—and that we’re not taking their trust for granted.

I recently assisted a client in selling his industrial unit, making him a $190,000 (37%) gross gain after 4 years, with a 9% gross rental yield during this 4 years.

When he first considered buying, he consulted me about a unit in another building.

But after looking at the listing, I found the price unattractive but spotted a better deal from the same agent at another location.

We acted quickly, arranged a viewing, and made an offer immediately.

I advised him against lengthy negotiations or exploring other units, as delays could cost us this excellent opportunity.

And this quick action yielded good result for this investment.

A crucial factor in investment success is getting the right property at the right price from the start.

Many DIY buyers spend too much time researching and often miss out on great deals.

I have seen many buyers missing out many good deals as they are doing their own research and the unit is gone by the time they make a decision.

And in the end just settled on anything that come along due to viewing fatique.
