Why Are Singapore’s Residential Land Prices Rising?

According to EdgeProp’s research, average Government Land Sales (GLS) residential land prices rose from $833 to $1,312 per square foot per plot ratio between 2016 and 2025 — an increase of about 58%.

Three factors help explain this trend:

• Higher new home prices support developers’ willingness to bid more for land.
• Fewer unsold homes encourage developers to replenish their land supply.
• Fewer en bloc deals leave developers more reliant on GLS sites.

The suburbs have also seen stronger growth. Average land prices in the Outside Central Region (OCR) increased 72% over the same period, narrowing the gap with prime central areas.

What does this mean for buyers?

Higher land costs can contribute to higher future launch prices. However, each property still needs to be assessed based on its location, price, layout and nearby alternatives.

A Journey I’m Truly Grateful For

Receiving this PropNex 5-Year Ambassador Award means more to me than just an award.

Looking back, it has been a long journey — filled with learning, challenges, hard work, ups and downs, and many moments where I simply reminded myself to never give up.

Along the way, I’ve realised that no achievement is ever ours alone.

To my family and friends, thank you for always being there, for believing in me, encouraging me, and supporting me through this journey.

And to all my clients, I’m truly grateful from the bottom of my heart. Thank you for your trust and for giving me the opportunity to be part of such an important chapter in your lives — whether it was finding a home, selling a property, making an investment, or simply seeking my advice.
