Here are some units and rooms I marketed and successfully rented out.

The main concern why landlords want to rent out their rooms is:
#1 Passive income

Imagine your monthly instalment is $1,600 and renting out brings in back $2,000. $2,000 - $1,600 = $400 in profit by almost doing nothing, except supervise your tenant.

However, the downside is to sacrifice privacy for the sake of getting income which many landlords are able to compromise as long they get their preferred tenant.

It can be foreign students, foreign workers and even locals...

Because it's becoming a common trend for locals to get their own place to stay after hitting a certain age due to privacy and living independently.

Nowadays buyers are highly concerned with COV. COV stands for Cash-Over-Valuation. Basically, COV is when the valuation result turns out below the agreed purchase price.

It's one thing to be concerned about COV followed by:

1)Initial Option Fees of $1k-$5k (Can low deposit or not?)
2)Monthly Instalment (Fully funded by CPF or not?)
3)Length of Loan Tenure (Max 25 years or shorter?)
4)Must The Grants Used Be Paid Back Upon Selling?

Some miscellaneous question would be, "If my parent stay in rental flat, can I use their address to qualify for my Proximity Housing Grant?"

And many more questions.

Sell above 55 years old?

Just finished one appointment with a seller today who intends to sell his house. He is above 55 years old so it is mandatory to arrange an appointment with CPF to calculate how much of the CPF Refund is he able to use for his next purchase.

Calculated sales proceeds and it's healthy but don't know whether the plans would proceed. It's just an opening consultation.

Funny thing is the first question he asked me is how long I've been in the industry and I replied, "oh that's a common question, it's because I looked young right?😊"

"Yes, but I'm impressed after looking back at your portfolio."

These are some of the houses I've helped market and sold some of them.

Some units are easier to sell and some can take months to sell because of the current situation the family is in.

They could be upgrading, downsizing or even in the middle of divorce. Some units cannot be sold due to disagreements from different opinions from each party.

If the unit can be sold fast and everything goes well, it's considered fortunate because a property transaction can be quite complicated. 😊

For example, in order for a property to be on the market, it has to achieve it's Minimum Occupancy Period (MOP) first and then properly calculate the financial calculations. Whether it's a positive or negative sale is another story. Followed by the usage of 2nd or 3rd HDB loan or Bank loan.

On top of this is to ensure the timeline runs smoothly for all parties be it; Sellers, Buyers and maybe Lawyers.
