• CLOSED 4 x ROOM RENTALS
Pleased to share that I successfully closed 4 room rentals for the month of November at Tampines, Sumang and Bishan using my signature「𝐏𝐏𝐏 𝐌𝐚𝐫𝐤𝐞𝐭𝐢𝐧𝐠」strategy!
A huge THANK YOU to the landlady and landlords who entrusted me with marketing their rooms. One landlady shared that she didn’t expect me to show up for the room presentation, as she thought agents were typically more focused on sales presentation. For me, I make it a priority to attend rental presentations whenever possible because, having handled so many rental cases, I know what prospective tenants are looking for and can address their concerns on the spot.
Tenants also appreciate working with a landlord’s agent who is well-versed in the rental process, which builds trust and helps them confidently sign on the dotted line. Being present also allows me to facilitate a 3-way conversation where both parties can determine if they are a good match / pass vibe check.
Truth be told, room rentals, especially those with stay-in landlords can be challenging. I’ve heard of agents who prefer to avoid them altogether. I realised often these challenges stem from mismatched expectations between landlords and tenants. Whenever a case is successful or less-than-ideal, I take the time to analyse the conflicts from both perspectives and work toward an amicable solution.
Each rental case becomes a learning opportunity to refine my approach and update “my memory,” much like ChatGPT’s machine learning. Over time, I’ve crafted improved tenancy agreements that proactively address potential conflicts, protecting the landlords I serve and not draconian to scare potential prospect tenants away.
It’s quite a humbling experience, especially when one of the landlord I served — who is a licensed realtor as well — chose to outsource the marketing and let me handle the negotiations.
