Late night closing! 🌙🎉🥳🎊
One viewing and we managed to close at a record-high price for the sellers, enabling them to upgrade without touching their personal savings and leaving them some cash for their future needs.
This unit was super challenging as it was located on a low floor level and the unit was in an original state without much built in cabinets and without aircon. We need contra, 60 days late submission and free 3 months extension. However with the right strategies, we both did it! Thank you to our cobroke agent too;)
It was really incredibly rewarding when we saw the happy smiles on their faces.

Perfect Ten, a freehold condo on Bukit Timah Road in prime District 10, topped the list of condos that saw a new psf-price high between Aug 15 and 22. This was achieved with the sale of a 753 sq ft, two-bedroom penthouse by the developer for $2.765 million, or $3,670 psf, on Aug 18. The transaction beats the previous high of $3,585 psf set in September 2022, when a 1,227 sq ft unit was sold by the developer for $4.4 million.

The new high at Perfect Ten was achieved with the sale of a 753 sq ft unit for $2.765 million on Aug 18.

The sale of a three-bedroom apartment at Country Grandeur was the most profitable condo resale transaction during the week of Sept 5 to 12, based on caveats lodged with URA. The 1,442 sq ft unit on the third floor changed hands for $2.72 million ($1,886 psf) on Sept 6. It had been purchased by the seller from the developer in May 1995 for $920,000 ($638 psf), which means they raked in a profit of $1.8 million. This works out to a capital gain of 196% over a holding period of more than 28 years.

Guocoland’s 99-year leasehold condo Midtown Bay has achieved a new psf price high of $4,086 psf. This comes from the sale of a 474 sq ft one-bedroom unit at $1.97 million on Sept 10, beating a list of condos that saw new psf-price highs between Aug 29 to Sept 10.

Its previous highest psf price was in January when a 732 sq ft two-bedroom apartment changed hands for $2.9 million or $3,929 psf.
