With the latest land bid coming in much higher, Thomson Reserve’s current entry price is definitely something worth taking a closer look at.

Second-timers — your EC window just got smaller. 📉

Under the new rules (EC sites acquired on/after 8 May 2026): your quota drops from 30% → 10%, first-timer quota rises 70% → 90%, and their priority window stretches from 1 month to 2 years.

So the real question isn't "can I afford it?" — it's "can I even secure a unit?" And even if you wait, future ECs still come with a 10-year MOP.

1. MOP: 5 → 10 years
2. Privatisation: 10 → 15 years
3. First-timer quota: 70% → 90%
4. Second-timer quota: 30% → 10%
5. Deferred Payment Scheme: removed

First-timers get more priority.

Second-timers & upgraders need to plan harder.

Before you ask "can I afford it?", ask "can I hold for 10 years?"
