Get asked this almost every week. In 2026, for most upgraders, it really isn't close.

Buy first on a $1.2M condo and ABSD alone runs you $240,000 upfront. Your TDSR also takes a hit, so the loan you qualify for shrinks. And CPF rules will sit on your HDB sale proceeds longer than most people plan for.

Sell first, and most of that disappears. The cases where buying first actually makes sense are pretty narrow, and very specific.

Non-landed OCR up 1.3%. Landed down 1.8%. Upgraders are still moving. Investors are sitting out.Volumes down 40% q-o-q, but new launches keep selling out. The hesitation sits in resale and sub-sale, not the showflats.

πŸ’‘ What I'm telling clients before this weekend's viewings: if you've passed MOP with $100k+ in equity, fixed rates near 1.4% matter more than waiting out a 0.3% price move.

Pick Tengah if you want a sharper entry price and can sit through a 10-year town build-out. Pick Vela Bay if you want a mature area, doorstep MRT, and coastal living from day one, and your cash flow can absorb the premium.
Neither is a flip play. Both are 4 to 5 year holds, minimum.

If you're stuck between them, you're probably comparing the wrong things. Let's reframe it around your hold period and life stage.
