I was previously serving in the Singapore Police Force for 8 years before switching to real estate.
5 years with the Special Operations Command (SOC). Being in the force gave me the chance to interact and deal with people from all walks of life and as such equipped me with the necessary negotiation skills and techniques to assist you in dealing with all relevant parties. I also have a Diploma in

Building and Real Estate Management from Ngee Ann Polytechnic. I am in the real estate industry for 10 years and finds joy and satisfaction when my clients find their dream homes or ideal investment. Together with my wife, we run a Beauty salon and currently has 2 outlets and we are looking to expand further. The logo is made up of a palm with 5 finger in the shape of 5 Buildings. They are my 5 beliefs and a direct reflections of my guiding principles in life as well as my property career.

New Private Home Unit Sales for September 2023
A total of 119 units (including EC) were launched, while 335 units (including EC) were sold. There are still buyers looking for homes despite fewer units launched. Well located projects continue to see demand from buyers looking for homes.

Bestselling Projects for September 2023
The top bestselling projects in each market segment:
Pullman Residences Newton (21 units sold) in the CCR, Grand Dunman (16 units sold) in the RCR and an EC, Altura (100 units sold) in the OCR.

Upcoming Projects
There are seven upcoming projects slated for launch. They are Skywaters Residences, Watten House, The Arcady at Boon Keng, J’den, Hillhaven, Hillock Green and Lentoria.

New Private Home Unit Sales for July 2023

July reported strong new home sales with the launch for four major projects ahead of the Hungry Ghost Festival. The ramped-up project launches in July have piqued the interest of new home buyers. Some 1,412 units of new homes (excluding EC) were sold in July 2023, which is the highest transaction this year.

The four major project launches, Grand Dunman (RCR), Pinetree Hill (RCR), Lentor Hills Residences (OCR) and The Myst (OCR), collectively account for more than 80% of all new sale units in July 2023.

Bestselling Properties for July 2023

The top three bestselling properties in all market segments:
Leedon Green (14 units sold) in the CCR, Grand Dunman (549 units sold) in the RCR and Lentor Hills Residences (333 units sold) in the OCR.

Upcoming Projects

There are six upcoming projects slated for launch. They are Marina View Residences, Skywaters Residences, Watten House, The Shorefront, Hillock Green and Lentoria.

The specific ABSD rates increases are as follows:

a. Raise ABSD rate from 17% to 20% for Singapore Citizens (SCs) purchasing their 2nd residential property;
b. Raise ABSD rate from 25% to 30% for SCs purchasing their 3rd and subsequent residential property, and Singapore Permanent Residents (SPRs) purchasing their 2nd residential property;
c. Raise ABSD rate from 30% to 35% for SPRs purchasing their 3rd and subsequent residential property;
d. Raise ABSD rate from 30% to 60% for foreigners purchasing any residential property; and
e. Raise ABSD rate from 35% to 65% for entities or trusts purchasing any residential property, except for housing developers.

New Private Home Unit Sales for December 2022

Property developers sold 638 units, including Executive Condominium (EC) units in Dec 2022. On a month-on-month basis, number of units sold (including EC) rose by 43%. This is due to the launch of Tenet EC in Dec 2022. However, excluding EC units, property developers only sold 170 units in Dec 2022 which was a month-on-month decline. This could be attributed to the year-end lull period and buyers looking forward to upcoming new launches in 2023.

Bestselling Properties for December 2022

The top three bestselling properties are Tenet (451 units sold), followed by Riviere (14 units sold) and The Landmark (14 units sold). Leedon Green and Perfect Ten came in as close contenders with 11 and 10 units sold respectively.

Upcoming Projects

There are three upcoming projects slated for launch. They are The Botany At Dairy Farm, Terra Hill and Blossoms By The Park. The Botany At Dairy Farm is located in the OCR. Terra Hill and Blossoms By The Park are located in the RCR. These projects are anticipated to fetch interest from homebuyers.
