For many foreign individuals, owning real estate in Slovenia is not straightforward — especially if you’re not a citizen of the EU, EEA, OECD or EFTA countries🧠

Slovenian law distinguishes three categories of foreign buyers:
1️⃣ Free ownership — citizens of the EU, EEA, OECD and EFTA countries can buy property under the same conditions as Slovenians.
2️⃣ Conditional ownership — citizens of some EU candidate states may buy property after a reciprocity decision.
3️⃣ No direct ownership — citizens of many other countries cannot acquire real estate directly and are only allowed ownership in limited cases like inheritance.

This means that for most foreign nationals, owning property as an individual is highly restricted — and can even be legally impossible without satisfying specific conditions.

📌 The only practical way for many foreigners to acquire real estate in Slovenia is to purchase the property through a Slovenian company.
