Three simple rules when you buy a property:
1. Get the vendor to give you a copy of his conveyance, deed of gift or whatever title document he has for the property.
2. Get a Due Diligence to be carried out for you by a legal mind
3. Register your title to the said property i.e your conveyance, deed of gift or vesting deed.
If you skip any of these, you have taken a huge risk.
