x exclusive single-family luxury villas near the legendary Long Bay Beach on Providenciales in the Turks and Caicos Islands. Each Karaya Blue luxury villa is set on a private 1/2-acre estate deftly immersed among tropical foliage and accented by private saline swimming pools and dramatic interior atriums. Karaya Blue is a unique, exquisitely-designed, genuinely sustainable, micro-development located next to the unspoiled beauty of a 50-acre reserved natural open space just a 10 minute stroll (or fun EV ride) from the turquoise water and soft white sand of TCI’s Long Bay Beach – widely recognized as one of the world’s foremost kiteboarding venues and described by Conde Nast Traveler as one of the ‘Best Island Beaches in the World’. Long Bay Beach is also considered one of the best kept secrets of the islands by Travel+Leisure Magazine with its stretching pristine white sandy beach and sparkling turquoise waters. The three-bedroom, three bath residences effortlessly blend the enviable natural environment with sleek style and safety. Reflecting a genuine commitment to sustainability, Latitude 22 has partnered with local Tesla Powerwall representative Renu Energy and NYC interior design firm Orior Furniture to create villas that are not only beautiful and built to withstand the strongest hurricanes, but are kind to the environment as well. Karaya Blue’s breathtaking aesthetics are combined with a host of intelligent practical attributes. Each villa will include an advanced water catchment and recycling system, as well as a fully-integrated solar electrical system custom-designed by RENU energy TCI, featuring solar panels for power generation, and a Tesla Powerwall energy storage package, including a home vehicle charger. And residents will be able to thoughtfully zip around the island in their iconic eMoke or Polaris GEM e4 or even upgrade to a Tesla Model 3. In addition to new technology that will allow for a sustainable way of life at Karaya Blue, careful design will allow the villas to remain cool and welcoming both day and night – with abundant shade provided by the broad cantilevered roof, full ceiling and wall insulation, carefully-located clearstory ventilating windows, and low-E filtering treatment on all the glass. And to further conserve electricity, all villa lighting is LED, water heaters are point-of-use or on-demand, and only Energy Star* appliances, ceiling fans, and air conditioning units are used. Karaya Blue villa owners may choose to take advantage of a comprehensive furniture package curated specifically for our villas in partnership with leading New York design and furniture maker Orior. Orior was selected to create custom, specially-designed interiors for the luxury villas, drawing inspiration from the Turks & Caicos islands to imbue the property with world-class design. Orior was also tasked with implementing sustainable décor solutions throughout every property. Using leather scraps, wood cutoffs, and metal parts from Orior’s Irish factories, the brand was able to recreate their signature furniture pieces in a sustainable way, while introducing furniture specifically designed for the Karaya Blue villas. Each villa design fuses high-quality materials with the intimacy and familiarity of the island culture, resulting in a relaxed and elegant atmosphere through a perfectly balanced use of colour, texture, and space.
“Bringing the relaxing and vibrant feel of the outdoors indoors was a crucial part of our design process. We wanted to create a seamless transition between the beautiful islands of Turks & Caicos and the luxurious, livable interiors of the Karaya Blue properties,” shared Orior’s Creative Director Ciaran McGuigan. “By using an eclectic approach that explores unexpected shapes and colors, we were able to create a range of different areas within the villa for the guests to enjoy. Through using recycled materials from Orior’s production facilities, we wanted to further connect the landscape and the villa interiors.” Not only is this destination dazzlingly beautiful, but it checks all the boxes for affluent international home buyers, second home seekers, and vacation rental investors. As of this time, Turks & Caicos has no personal or corporate income taxes. They’ve also created an easy path for residency for those seeking to relocate offshore. TCI is an English-speaking island, which uses the US dollar, and has a friendly and trusted legal system based on British commonwealth law. Latitude 22’s Managing Director Gary Belk, who himself fell in love with the island of Providenciales and relocated there several years ago, says “the island is popular with investors for having one of the highest vacation rental rates in the Caribbean region, as well as no capital gains or inheritance taxes.” Latitude 22 also has arranged resort services, turnkey property management and villa rental services for Karaya Blue through leading TCI provider, TKCA Vacation Rentals. Owners can benefit from high-quality, year-round property management (maintenance, landscaping, pool and beach cleaning, and waste removal, for example) under a sensible Restrictive Agreement ensuring harmonious coexistence with their neighbors. Given that Latitude 22 already sold 100% of its Ridgeview Villa collection - a breathtaking development overlooking world famous Grace Bay Beach - Latitude 22 co-founder, Attorney and CEO Julian Biggs notes, “With real estate trends showing Canadians, Europeans and New Yorkers flocking to the Carribean for escapes from Covid-19, we anticipate selling this collection by end of 2020.”
