Ask anyone living in a villa on Koh Samui where they actually spend their time and very few will say the living room.

Every pool conversation starts with the shape, and that is the right place to start. It is the part you will look at every day.
An infinity edge works where there is a view worth borrowing, and Koh Samui has no shortage of those. A lagoon shape softened with planting around it suits a garden meant to feel natural rather than architectural. Clean geometric lines suit a modern build and are usually the easiest to look after.
What matters just as much is everything underneath. Filtration sized for the pool rather than for the invoice. Safety features designed in from the start rather than added later. And tiling and waterproofing done to a standard that survives a tropical climate, because a pool that leaks is an expensive thing to put right.

The kitchen is where a lot of villa budgets quietly get decided, so it is worth thinking about early rather than at the end.
A standard kitchen is not a compromise. If you cook simply, entertain outside and would rather the budget went into the pool and the living space, a well-built standard kitchen with good countertops is the sensible answer and there is nothing to apologise for.
Bespoke earns its money when the room is an awkward shape, when you want storage designed around what you actually own, or when the kitchen is genuinely the centre of how you live. Custom cabinetry, worktops chosen for the way you use them, and a layout built around you rather than around a catalogue.
Either way, humidity is the thing to design for. Materials that swell, warp or lose their edges in a tropical climate will do exactly that here, however good they looked on the day they went in. That is where money is well spent.

Choosing tiles is usually treated as a decorating decision. Out here it is a practical one as well.
Around a pool, the finish matters more than the colour. Something polished looks superb dry and becomes a hazard the moment it is wet. A textured or honed surface does the same job and stays safe underfoot.
On a terrace in full sun, a dark tile will get genuinely too hot to walk on by the middle of the day. Lighter tones and natural stone stay usable.
Inside a wet room the problem reverses. You want something that does not stain, does not hold water and can be cleaned properly, which is where porcelain earns its place.
And in every case, what sits underneath matters as much as the tile itself. Waterproofing a wet area properly is the part nobody ever sees and the part that decides whether the work is still good in five years.

If you have collected a few quotes for the same house and they are miles apart, the difference is rarely the building work.
It is what sits inside the number. One might include landscaping, another leaves the garden as bare earth. One assumes services are already at the boundary, another has priced bringing them in. One includes the driveway and the perimeter wall, another does not mention them at all. Compare the totals and you learn nothing. Compare the exclusions and it all becomes clear.
Samui Marvel Construction publishes pricing openly on the website — the villa packages, and separately the things that often get quoted quietly elsewhere: perimeter walls with electric gates, private road construction from the main road to your plot, and landscaping, gardening, electric and water services on request.
Two things to read carefully when you look. Those figures are based on flat land, and a hillside build costs more because of the groundwork involved. And our pricing follows the official Koh Samui limits.
It is a starting point rather than a final quote. The only way to give you a real figure is to look at your plot.

Everyone looks at the view. Far fewer people look at the things that decide what a plot will actually cost to build on.
Access comes first. Can a concrete truck reach it, and can it reach it without crossing someone else's land? If the answer is no, that changes the job before it has started.
Then services. Is there water and electricity at the boundary, or does it all need bringing in from a distance? That cost sits outside the build price and it catches people out regularly.
Then the ground itself. How steep is it really, rather than how steep it looks in the photographs, and where does the water go in heavy rain? A plot that is bone dry in March can behave very differently in November.
None of this makes a difficult plot a bad plot. Some of the best positions on Koh Samui are on slopes and they are worth the extra groundwork. It simply means knowing before you commit rather than afterwards.
Separately and importantly, the ownership side is a legal question. A Thai property lawyer is the right person to answer it, and we will happily point you in a sensible direction.
