What Foreigners Should Know
Planning to travel, relocate, or stay in Thailand long term?

Thailand is moving forward with changes to its Visa Exemption and Visa on Arrival (VoA) framework.
As of 31 August 2026, the revised measures have been signed and submitted for publication in the Royal Gazette, but have not yet taken effect.
The new rules will take effect 15 days after publication. Until then, the current rules remain applicable.

🔎 WHAT IS CHANGING?

🇹🇭 60-Day Visa Exemption
The existing 60-day scheme will be revoked once the new framework takes effect.
🇹🇭 30-Day Visa Exemption
A revised tourism exemption will provide up to 30 days for nationals of 60 countries and territories.
🇹🇭 15-Day Visa Exemption
Applicable to Seychelles and Mauritius.

🇹🇭 Visa on Arrival (VoA)
The revised list covers Azerbaijan, Belarus and Serbia.
Visa-exempt land-border entries will generally be limited to two entries per calendar year, subject to specified exceptions.

In general terms, usufruct is a legal right concerning immovable property that allows the usufructuary to use and enjoy the benefits of property owned by another person, subject to Thai law and the terms of the registered right.

It does not transfer ownership of the land to the usufructuary.

For property rights involving foreigners, the actual structure, documentation and registration requirements should always be reviewed based on the individual circumstances and applicable Thai law.

1. It is different from ownership

Usufruct does not make the usufructuary the owner of the land. The ownership remains with the registered owner.

2. Registration matters
