Does foreingers have the right to apply Thai driver's license?

Any foreigner in Thailand is allowed to apply driving license. But in Thailand, there are 2 separating licenses: car license and motorcycle license. Both licenses can be made at the same time in the land transportation office.

Necessary Documents:
(a) Medical certificate available in hospital or clinic.
(b) Residence Certificate issued from your Embassy or (work permit-Foreigner who work in Thailand have to reveal work permit).
(c) Passport
(d) Driver's license from your country (for those who already have driver’s license, no need to do writing test nor driving test but only color-blindness and reaction time tests.) After answered the 2 tests, it’s only has to be learned about traffic safety video for an hour and only one day.
(c) Photos 2 x 1" size

Note: For those who want to do a motorcycle license, you have to prepare the above document for 2 sets. Different facts: Biker License applicants have to answer writing tests (50 questions) and do the driving test.

First Driver's license is for 2 years and have to renew in next 5 years.Driving license is 305 baht and Bike license is 105 baht.

Tip: To get driving license in one day, I recommend to connect Thai language professional speaker or agent.

Today Thailand is slowly moving forward with Thailand 4.0 strategies. Thailand will become Eastern Economic Corridor (EEC) on the east coast. Chonburi, Chachoengsao and Rayong cities ,which are the main export/import trading cities and also have a lot of factories, were expected to become modern cities and foreign attraction cities.
According to EEC project in future, Asia’s Premium Real Estate Magazine announced that Real Estate Market in Pattaya especially condominiums around Jomtien Beach have already been sold 81% in the last quarter of 2018.
Colliers International Real Estate Advisory Senior Manager said foreigners were still waiting to buy the condominium although the Law allows only 49% foreigners to buy the estate. Therefore, the Thai government has proposed condominium to have 100 % foreigners built in the EEC project.

Notice for Foreigner owned condo in Thailand to pay for upcoming property tax 2020

Please be informed that property tax for upcoming year will be effective from 1 January to 31 December 2020. Therefore, this period is to prepare the necessary documents and completed before end of the year. And the land and house department is now issuing official notice letter and inform to the owners’ address.
Another thing to aware for foreign owner is your Condo registered status to pay for tax.
 “Residential” but without a name in the house book , this case is considered as a secondary house, paying 0.2% tax
 “Residential” and have a name in the house book , this case is considered as a main house, tax exemption in the case of a house/condo worth not over 50 m THB
 “Others” pay 0.3% tax regardless of whether they are listed in the house book or not
 “Empty/Unprofitable” 0.3% tax regardless of they are listed in the house book or not
In case your condo registered under the wrong title or category then now it is time to revise and should be done within 15 days after you receive the notice letter so you will get advantages to avoid or less amount of tax.

Thailand leaps 6 spots in 'Ease of doing business' ranking

Thailand moved up six places to 21st out of 190 countries in the World Bank’s 2020 ease of doing business rankings. An economy’s ease of doing business score is reflected on a scale from 0 to 100, where 0 represents the lowest and 100 represents the best performance. The country scored 80.1, slightly below Malaysia, ranked 12th, with a score of 81.50 and Singapore, ranked 2nd, with a score of 86.2.

2. Dealing with construction permits – 77.3
3. Getting electricity – 98.7
4. Registering property – 69.5
5. Getting credit - 70
6. Protecting minority investors - 86
7. Paying taxes – 77.7
8. Trading across borders - 84.6
9. Enforcing contracts – 67.9
10. Resolving insolvency - 76.8

Thailand saw a significant improvement in both score and ranking in two indicators:
• dealing with construction permits, which ranked 34th with a score of 77.3, up from 67th with a score of 71.9 in 2019; and
• protecting minority investors, ranking 3rd with a score of 86, up from 15th with a previous score of 75.

Mr Uttama attributed the jump in World Bank ranking to the government's efforts in streamlining the approval process for doing business, adopting digital systems for government services, and improving rules and regulations to catch up with changes in business, beefing up its competitive edge.
