Can't get a loan? I'll finance you!

Thank you for reading. I have 8 condos for sale in Lanna Nakhorn Condos. Seven of these unit range in size from 28 to to 38 square meters. The 8th unit is actually deeded as 2 separate units, but it looks like just one big 1 bedroom unit of 80 square meters.
These units all represent very good value for money. But here's one of the most interesting things about these sales: I am willing to act as the bank for financing on the sale.
If the buyer puts a 30% down payment and pays all of their own closing costs I will finance the balance of the price. The time frame for my financing can be negotiated but I'm thinking anywhere from 6 months to 5 years for a start. Interest rates will also be negotiated on each unit as we proceed, but will be competitive.
This is a great opportunity for farang buyers who would like to own their own home here in Chiang Mai but can't get a loan to buy.

These units are all in good condition, with most of them having been completely remodeled within the past 5 years. New tile, upgraded lighting, large mirrors, new air conditioners and more have been added to most of the units. Most of the units have kitchens. All but one of the units are located on the 6th, 7th or 8th floors and all have very nice views. The prices range from 850,000 for the smallest unit to 1.4 million baht for the largest studio units. The larger (80 square meters) unit is priced at 2.5 million baht.
Lanna Nakhorn Condos is located just north of the city in Tambon Paatan, just behind Lanna Hospital. It's a very convenient location, 12 minutes by motorbike to the Old City, 10 minutes to Nimman, 10 minutes to Central Festival. 7 minutes to Tesco Lotus and all associated shops. It's a very convenient location but at the same time it's very quiet living here. I've been here for 11 years and I'm not moving because the price to value ratio is unbeatable and it's a nice, tranquil place to live, with excellent proximity to most of the attractions of the city.
The complex features 3 convenience stores, 3 small restaurants, a coffee shop, a drop off and pick up later laundry service, a barber shop and other merchants. The units are about 25 years old and significantly larger than comparable units built in recent years. There is a pool but it is not currently functional.
The suan krang fees (homeowners association fees) are extremely low and therefore the complex does not look stellar from the outside. But the inside of these units look very good.

These units are all rented and therefore will be subject to the terms and conditions of the existing tenant's lease. Because of this, and because I want to respect my tenant's right to privacy, anyone who is interested in buying one of these units will need to make an offer and go through the negotiation process with me.... with all negotiations to be subject to a showing of the specific property after negotiations are complete.
If a buyer is not interested after seeing the unit.... no problem. No money has changed hands and all parties are free to walk. All of this is to avoid stressing out my tenants. But these are details that can be worked out.
