Hello All,

Thank you for reading. I have 8 condos for sale in Lanna Nakhorn Condos. Seven of these unit range in size from 28 to to 38 square meters. The 8th unit is actually deeded as 2 separate units, but it looks like just one big 1 bedroom unit of 80 square meters.
These units all represent very good value for money. But here's one of the most interesting things about these sales: I am willing to act as the bank for financing on the sale.

If the buyer puts a 30% down payment and pays all of their own closing costs I will finance the balance of the price. The time frame for my financing can be negotiated but I'm thinking anywhere from 6 months to 5 years for a start. Interest rates will also be negotiated on each unit as we proceed, but will be competitive.

This is a great opportunity for farang buyers who would like to own their own home here in Chiang Mai but can't get a loan to buy.

These units are all in good condition, with most of them having been completely remodeled within the past 5 years. New tile, upgraded lighting, large mirrors, new air conditioners and more have been added to most of the units. Most of the units have kitchens. All but one of the units are located on the 6th, 7th or 8th floors and all have very nice views. The prices range from 850,000 for the smallest unit to 1.4 million baht for the largest studio units. The larger (80 square meters) unit is priced at 2.5 million baht.

Lanna Nakhorn Condos is located just north of the city in Tambon Paatan, just behind Lanna Hospital. It's a very convenient location, 12 minutes by motorbike to the Old City, 10 minutes to Nimman, 10 minutes to Central Festival. 7 minutes to Tesco Lotus and all associated shops. It's a very convenient location but at the same time it's very quiet living here. I've been here for 11 years and I'm not moving because the price to value ratio is unbeatable and it's a nice, tranquil place to live, with excellent proximity to most of the attractions of the city.

The complex features 3 convenience stores, 3 small restaurants, a coffee shop, a drop off and pick up later laundry service, a barber shop and other merchants. The units are about 25 years old and significantly larger than comparable units built in recent years. There is a pool but it is not currently functional.

The suan krang fees (homeowners association fees) are extremely low and therefore the complex does not look stellar from the outside. But the inside of these units look very good.

These units are all rented and therefore will be subject to the terms and conditions of the existing tenant's lease. Because of this, and because I want to respect my tenant's right to privacy, anyone who is interested in buying one of these units will need to make an offer and go through the negotiation process with me.... with all negotiations to be subject to a showing of the specific property after negotiations are complete.

If a buyer is not interested after seeing the unit.... no problem. No money has changed hands and all parties are free to walk. All of this is to avoid stressing out my tenants. But these are details that can be worked out.

Large, modern, furnished condo for rent in the Paatan area. Light, airy, bright, clean, quiet and convenient to town. Lots of windows means lots of daylight. Panoramic window views of the mountains, providing lots of natural daylight. Western style kitchen with large fridge, induction oven, and a two-burner electric stove-top range. Spacious unit with open feeling.

Air conditioned (both living area, and bedroom). High-end TV/stereo system w/surround sound, including two cozy reclining chairs. Plush, over-sized bed with solid frame. Tile floors throughout. Washing machine in the unit. The kitchen is overlooking the sweeping view of the mountains to the West and out into the blue sky to the North and East. Large, beautifully remodeled bathroom with great lighting, new water heater, plenty of storage space and large mirrors. Ceramic tiled floors in all areas of the unit. Very well lighted unit with lots of configuration options for different moods.

The unit is currently configured as a 1 bedroom with a separate office area but could easily be configured as a 2 bedroom. The existing bedroom is large, fully furnished and has large, bright, openable windows with panoramic views.

This is just north of the superhighway, and about ½ kilometer north of Lanna Hospital. 10 minutes to Central Festival / Arcade Bus Station. 10 mins to Maya Mall / Nimmanheimen. 1 km to superhighway, quick transit throughout the city. All times calculated are by motorbike.

This is a VERY quiet working class neighborhood. There are 246 units in the complex and probably a total of 10-20 Farangs living in the buildings. Definitely not Nimmanheimen or Tha Phae Gate living style. But for someone who wants to improve their Thai language skills and integrate with the Thai lifestyle it’s perfect. And again, only 10 minutes to all of the normal meeting places with friends.

Approximately 80 square meters. Close to the Mae Ping river, with many coffee shops and restaurants. 9350 Baht per month with two months security deposit. Tenant pays HOA fees (about 1331 baht per month), electricity (based upon consumption, but charged at the government rate), internet, if so desired (195-600 baht per month, depending on package, 3BB and Sinet available), and water (usually less than 180 baht per month). Minimum 6 month lease agreement. Sorry, but the management company does not allow pets on site.

This is within 150 meters of the new Lanna Hospital site.

Very quiet neighborhood.

4,500 Baht per month with two months security deposit. Minimum rental period for this condo is 6 months. Tenant pays water (usually under 100 baht per month), electricity (based upon consumption and billed at government rates), suan krang of 545 per month and any wi-fi they want (I pay about 600 baht per month for very fast internet through 3BB).

Sorry, the condo management company does not allow pets.

Welcome to your new home. This is an approximately 30 square meter, 8th floor condo with a very nice view to the west, towards Doi Suthep. It’s a clean unit and includes a refrigerator, microwave, table and two chairs, fan, queen sized bed, mirrored wardrobe, cupboards, air conditioning, large bathroom with wall to wall mirror, water heater, storage space, ceramic tiled floors throughout and countertops for working along with a good sized balcony. It's not a fancy unit, but hey, it's clean, it's in a convenient location and it's CHEAP!

The rental agreement will be for a minimum of six months. Tenant will pay suan krang (homeowners association / maintenance fees) of about 541 baht per month, electricity (based on consumption, at government rates), internet (if so desired) and water (usually under 100 baht per month). Unit 703 B has been refurbished and is fully furnished. It has a great view to the north and it's in a very quiet and convenient location. It's about 38 square meters and has very reasonable rental rates.
