🥰 Debt-Free Certificate for Condominium Units
A Debt-Free Certificate for a condominium unit is an essential document required for the registration of rights and juristic acts relating to a condominium unit. The Land Officer may proceed with the registration only when the unit is free from outstanding debts under Section 18 and when a Debt-Free Certificate issued by the condominium juristic person is presented.

✅ The condominium juristic person manager, or a committee member acting as the manager under Section 38 (2), has the duty to issue the Debt-Free Certificate.
✅ The certificate must be issued to the co-owner who has fully settled all outstanding debts within 15 days from the date of receiving the request.
✅ If the co-owner has no outstanding debts but the manager fails to issue the certificate within 15 days, the manager may be subject to a fine of up to 50,000 Baht and an additional fine of up to 500 Baht per day for as long as the non-compliance continues.
✅ This document is directly related to the transfer of ownership of a condominium unit. Therefore, co-owners should be advised to submit the request in advance and verify all outstanding balances and required documents before the transfer date.
