🌴 Khao Tao or Black Mountain?

Both are popular with buyers in Hua Hin, but they're very different.

Khao Tao is a great choice if you like a quieter, more coastal lifestyle. You're close to beaches, local restaurants and beautiful surroundings, while still being within easy reach of Hua Hin.

Black Mountain has a different feel. It's particularly popular with golfers, families and buyers looking for larger modern villas, often with mountain views and plenty of space.

Then there's the practical side.

If being close to the beach is important to you, Khao Tao may make more sense. If you want a larger villa, peaceful surroundings and don't mind driving into town, Black Mountain could be a better fit.

Neither is automatically "better."

I've had buyers arrive thinking they know exactly where they want to live, only to change their minds after seeing a few different areas.

That's why I always recommend exploring before making a decision.

📄 Buying a condo in Thailand? You may hear the term FET form.

FET stands for Foreign Exchange Transaction. It's a document issued by a Thai bank for qualifying foreign currency transactions and can be important when a foreigner is purchasing a condominium.

This is one of those things that can cause confusion because buyers may assume they can simply transfer money however they like and sort out the paperwork later.

It's better to plan it properly from the start.

The details of the transfer matter, particularly when you're buying a condominium under the foreign ownership rules.

For example, if you're living overseas and planning to transfer a large amount of money for a condo in Hua Hin, it's worth speaking with your lawyer and bank before making the transfer.

A small amount of planning beforehand can prevent unnecessary problems later.

And if you're buying a villa rather than a condominium, the requirements can be different, so don't assume the same rules apply to every property.

💰 What does it actually cost to buy a property in Thailand?

The price on the listing isn't always the full amount you'll need to budget for.

Depending on the property and transaction, there can be transfer fees, taxes and other costs connected with the purchase.

Who pays what can also vary. In a resale transaction, some costs are commonly shared between buyer and seller, while others may be the responsibility of one party. With a developer purchase, the structure can be different again.

For example, if you're looking at a ฿6 million villa, don't simply assume your total budget needs to be exactly ฿6 million. You should understand the purchase costs before making an offer.

The good news is that these costs shouldn't be a surprise at the last minute.

Before you commit, ask for a clear breakdown of the expected costs and have your lawyer check the details.

It's much easier to plan your budget when you know the full picture from the beginning.
