EDUCATION HELPS ATTRACT INVESTORS IN PHUKET REAL ESTATE

School education has become a new factor helping to attract foreign buyers of real estate to P**ket. This was stated by Boon Yongsakul, Vice President of P**ket Real Estate Association.

Boon Yongsakul noted that there are now 13 international schools in P**ket offering training programs in the UK, France and the USA. Due to this, families with children from Hong Kong and Singapore have become more active in moving to Thailand, and it is to P**ket. Another factor was the relatively small population of the island (about 400,000 people), because many do not want their children to grow up in an overpopulated city.

“This year there has been a noticeable increase in the total number of students in TOP-5 international schools in P**ket. This new trend will have a positive impact on the number of real estate transactions in the future,” said Boon Yongsakul.

Other trends include local cuisine (UNESCO declared P**ket a “City of Gastronomy” back in 2015), where there was a place for dishes from Thailand, China and other countries.

As a result, three trends - education, cooking and quality healthcare - attract wealthy investors who buy expensive villas, says Yongsakul. For example, in 2022, the number of transactions for the purchase of luxury villas increased by 30%, buyers were most often residents of Western countries.

Real estate experts told us which properties most often attract buyers from Europe in July 2023.

According to statistics, most often European buyers are looking for spacious villas, which should have from two to five bedrooms. This is due to the fact that Europeans often move with the whole family and want to give their children freer space. A frequent requirement for the villa is the presence of a swimming pool. In terms of prices, European buyers are most often looking for villas worth from 20 to 60 million baht (from $590,000 to $1.76 million).

It is noteworthy that the trend for villas appeared only in 2023. Last year, Europeans were the leaders among foreign buyers of condominiums, taking the lead from Chinese citizens.

According to P**ket Real Estate Association, in the period from November 2022 to March 2023, a total of 387,329 Europeans visited the island. Some of them purchased or rented local real estate.

CHONBURI SURPASSES BANGKOK AS THE BEST PLACE FOR A FOREIGNER TO BUY REAL ESTATE

According to the Real Estate Information Center (REIC), Chonburi (the province where Pattaya is located) surpassed Bangkok in transferring ownership of condominiums to foreign buyers in the first quarter of 2023. After Bangkok held a leading position from 2018 to 2022, it was overtaken by Chonburi, which now claims 42.4% of the market compared to 37.7% in Bangkok. It was reported that among the top five countries with the highest transfer of ownership of apartments (China, USA, UK and Germany), buyers from Burma purchased the most expensive apartments, while buyers from India reportedly purchased the largest apartments in condominiums.

The transfer of ownership rights to apartments in condominiums to foreigners increased to 15.9% of the number of units and 24.3% of the total value of real estate. At the same time, the most popular properties still remained in the group at a price not exceeding 3 million baht.

The opening of the country and the normalization of economic activity in different countries of the world have become the main reasons for the increase in the number of foreigners buying housing in Thailand. And Thailand's tourism industry continues to recover. This is an important positive factor that helps to increase the number of units, the cost and area of apartments that foreigners buy.

Foreigners buy ready-made condominiums and apartments of the secondary market. THAILAND'S REAL ESTATE IS WAITING FOR A WAVE OF INVESTMENTS FROM CHINA

Thailand's real estate market is waiting for a new wave of Asian investments, experts from Singapore believe. In particular, we should expect investments from China - their flow will grow as the Chinese economy recovers after the shocks of the pandemic.

Before the coronavirus threat, Thailand was the most popular destination in Asia for investors from China. For example, in 2019, out of 13,000 apartments sold to foreigners, 55% were purchased by Chinese citizens. Such data was collected by Thailand's Real Estate Information Center (REIC).

In the period from Q1 to Q3 2022, despite the incomplete recovery of the Chinese economy after the pandemic, investors from China made 49% of all transactions involving foreigners totaling $511 million.

Analysts note that investors from other countries should invest before air traffic between China and Thailand returns to the pre-pandemic level. Along with the recovery of Chinese demand for real estate in Thailand, prices in the market will also increase significantly.

It is not yet clear when the economies of both countries will recover 100%. According to experts, despite the positive trends, a full recovery and a return to pre-pandemic indicators will occur only by 2024.
