1) Pledge & Unpledge. Also known as Show Funds, to prove to the bank that you are able to pay your mortgages. However, it’s essential to choose the right bank for this strategy.

2) Improve credit rating. Having a poor credit rating can affect your loan eligibility.

3) Younger joint borrower. The bank will analyse the income weighted average to “lower” the actual borrower age.

4) It’s beneficial to have a fixed income. If you are self employed, the bank will only consider 70% of your income even if you deem it stable. Find ways to increase your income and declare any passive income/investments you have.

1. Assess the price gap between a resale and new launch at the same area. A big gap warrants you a consideration!

2. Assess supply for a location. A higher supply usually means tougher competition for prices and may force sellers to let it go at a lower price.

3. Understand the seller’s motivation. This is highly applicable for resale flats only, for owners who need an urgent downgrade or are migrating overseas.

4. Don’t ignore new launches at a later sales phase. You need to analyse if a particular project can be sold easily before the developer’s ABSD deadline. Sky Habitat saw greater profits for purchases 1-2 years after launch date!

5. Pay close attention to newly MOP EC/HDB as they have usually hit their peak price at that point. Conduct property analysis to know if there is still room for growth in that vicinity.

Interest rate is on the rise. What should you do? 🤔

Quick Background Info: Amidst the pandemic, interest rate was at a low to encourage consumer expenditure in order to feed the economy. This gave rise to increasing prices of goods and services, also known as inflation. To curb this, the Fed is increasing interest rate aggressively. This is set with the intention to dampen demand of big ticket goods, such as property. 🏠

Singapore’s property market has been relatively resilient since the pandemic. Simply put, it’s because we face a supply constraint, such as scarce amount of land and resources, with rising demand from population growth.📈This results in what we call a shortage, which fuels property prices in Singapore year after year.

So, let me ask you, buy now or wait for the market to stabilise? 🤔🤔
