Kaş ranked as Antalya’s most expensive district, with average home prices approaching 19.3 million TL. Kemer and Konyaaltı also stood out among the province’s premium residential areas, with average prices reaching 11.8 million TL and 10 million TL respectively.

📝Parliament has approved a new law introducing stricter regulations for apartment and residential complex maintenance fees, aiming to prevent arbitrary increases and strengthen oversight of property management practices. The regulation will take effect after publication in the Official Gazette.

Under the new rules, advance payments and operating budgets must now be approved by the condominium owners’ assembly, limiting the ability of property managers to impose excessive or unjustified fee increases.

In addition, changes to residential management plans will require approval from at least two-thirds of the independent units represented on the building representatives’ board, while any existing rules conflicting with the new legislation will become invalid.

💱Starting from July 1, 2026, Turkey will introduce a mandatory Secure Payment System for all property title deed transactions. The new regulation effectively ends cash payments and unsecured direct transfers in real estate sales.

Under the new system, the buyer will transfer the payment to a secure blocked account instead of paying the seller directly. The money will remain locked until the title deed transfer is officially completed at the Land Registry Office. Once the transfer is approved, the funds will automatically be released to the seller. If the transaction is cancelled or fails, the payment will be returned to the buyer.

The system is designed to protect both parties by reducing fraud, fake transactions, theft risks, and unregistered cash payments. It will operate through participating banks and authorized payment institutions in coordination with the General Directorate of Land Registry and Cadastre.
