The Difference Between Net & Gross Area (Net / Brüt)

In Turkey, you’ll often hear something like: 120 m² gross and 85 m² net.

The gross area includes your share of common spaces such as corridors, staircases, elevators, and shared facilities.

The net area, however, is the actual usable space inside your apartment walls.

That’s why an apartment listed as 120 m² gross could actually be less than 90 m² net. This makes a huge difference when comparing prices between projects.

Cons (Why I might not buy) :

- Not a classic family compound:

- Price level vs. district average:
Asking prices are above the lower–middle segment of Küçükçekmece, so pure price-sensitive buyers might find better per-m² deals in other projects within the same district, especially in more “residential-only” compounds.
