Each of us when buying a property at least once in life has to enter into negotiations with a realtor or its owner.
During 10 years of work in the field of property I had to participate in hundreds of negotiations. Effective negotiations are worth the time, because with the right approach you can profitably buy real estate.
Main rules:
1. It is important to take into account the seller's nationality. Negotiations with the Italian, Russian or Turk differ diametrically.
It is necessary to take into account a lot of nuances, for example, Germans are direct, they do not like to bargain and want to make deals quickly. Unlike the Germans, the Italians will necessarily play for time; they will do everything to sell you a property more expensive than the market price. And if you are an impatient person, the transaction will either fail or they will still sell it to you for a lot.
Turks also like to bargain. Yes, in some elite residences they try not to do this and work as Europeans. But I am convinced that you can haggle with a Turk, and here you need the right approach. Simply asking for a low price, without having an understanding of the market - it will lead to nothing, since you have no arguments.
2. Before meeting a realtor or a property owner, prepare well, learn more about the district, its positive and negative sides. Learn the price category; learn the history of transactions and how the price has changed over the past 5 years.
3. Keep absolute calm; nothing affects your companion more than coolness. You do not need to show excessive interest, but also you do not need to demonstrate its absence. Give arguments, and never tell about your plans at the first meeting. You must leave neutral from the first meeting.
Experienced realtors see you as an X-ray, you can say whatever you want, they feel and understand your intentions, whether you have an interest or not. The more you talk the less chance you have for effective negotiations. So let them speak, you only listen, draw conclusions and take a break.
