Good morning! There have been a couple of recent developments that have caused the property market to be less buoyant than it has been over the past year or so:

1. Changes to financial support for property purchases (mortgages): Preferential mortgage rates are now only available to first-time buyers and rates for those who already own a property are now much less favourable. The loan to value ratio has also been significantly reduced. This is one of the reasons the market is now less buoyant than it was this past year.

2. New onerous rules for renting properties for short-term holiday lets ( less than 100 days) make this a much less attractive investment option.
