شراء العقارات :
يعد الاستثمار في العقار من أكثر أنواع الاستثمارات تحقيقا للأرباح ومن أكثر الأنشطة الاقتصادية شيوعا بين الناس ، فلا يقتصر النشاط على تجاره المحترفين فحسب بل إن فئة عظمى من المجتمع تستطيع توليد مدخولات جيدة عن طريق الإستثمار العقاري وهم إما متفرغون للعمل العقاري أو أنهم يستعينون به لتوليد دخل إضافي إلى دخولهم الأصلية.
إلا أن النشاط العقاري يعد من أكثر الأنشطة تأثرا بالمعطيات السكانية والمتغيرات الديمغرافية والتخطيطية والتمويلية والتشريعية. ولكن ينظر إليه في تركيا وبعض البلاد العربية بأنه من أكثر القطاعات أماناً واستقراراً.هذا الأمان أتى بفعل قوة الطلب على السوق العقارية الذي هو مدفوع بالأساس من عدة عوامل أهمها :
الزيادة الكبيرة في عدد السكان .
الطفرة الاقتصادية التي تعيشها هذه البلدان .
زيادة رقعة مساحة المدن وما يرافقها من نهضة عمرانية شاملة
بل إن الأمر تعدى ذلك الى إقامة مدن جديدة كلياً وعلى مساحات واسعة من الأراضي مما أدى إلى زيادة الثقة بالقطاع العقاري وتوجه الاستثمارات اليه بشكل هائل من الشركات العملاقة التي تتمتع برساميل ضخمة ودراسات وأبحاث متقدمة وامتيازات عديدة للتطوير والتشغيل ولكن على المستوى الفردي يعتمد نجاح الاستثمار في العقار على قرار المستثمر فقط ، هذا القرار إن لم يكن مصحوباً بالخبرة الكافية وبتوافر مقومات نجاح القرار فإن المستثمر
قد يعرض نفسه لخسائر محتملة أو قد يكون عرضة لفترة انتظار قد يطول
أمدها حتى تسترد الأسعار عافيتها.
Buying real estate
Investing in real estate is the most profitable investments and the most common economic activities among people.However, the real estate activity is affected by population data, demographic variables, planning, financing and legislative.
But in Turkey and some Arab countries it is the safer and stable sectors.This safety came under the force of the demand for real estate market, which is mainly driven by several factors, including:
The large increase in population and economic boom experienced by these countries as well as increasing the amount of area cities and the accompanying upswing comprehensive, beyond that to establish new cities entirely on large tracts of land, which has led to increased confidence in the real estate sector and directed investments tremendously by giant companies that have capitalized huge studies and advanced research and many privileges for development and operation.
But on the individual level, success depends on the investor’s decision only to invest in real estate, this decision, if not accompanied by sufficient experience and availability of the elements of the success of the decision, the investor may expose himself to potential losses or waiting a quite long period to recover his profit.
