LEGAL AND REGULATORY AWARENESS | IMPORTANCE OF A CERTIFICATE OF TITLE 📜🏠
Under the registered lands system, a Certificate of Title is an official legal document that evidences ownership and records legal rights and interests in a property.
When conducting a land transaction under the registered land system, a Certificate of Title:
✔️ Provides evidence of ownership;
✔️ Reduces the risk of ownership disputes;
✔️ Identifies registered interests, such as mortgages or liens;
✔️ Supports property transactions; and
✔️ Assists with mortgage applications.
Before entering into any property transaction, consult your attorney or the Ministry of Land and Legal Affairs for guidance.

Taking control of your finances starts with a plan.

Follow these five simple steps:

✔️ Calculate your monthly income
✔️ List your essential expenses
✔️ Track your non-essential spending
✔️ Set savings goals
✔️ Review and adjust your budget monthly

Remember, budgeting is about understanding where your money goes, setting realistic spending limits, and creating a plan that supports your financial goals.

As we approach the rainy season, it’s crucial to ensure that you and your clients are well-prepared for any potential weather-related challenges. Encourage your clients to conduct thorough inspections of their roofs and drainage systems to prevent leaks and flooding. This proactive approach can save significant time and money in the long run by avoiding costly repairs and damage.

Additionally, reviewing insurance policies is an essential step to ensure coverage is adequate and up-to-date, providing peace of mind in case of unforeseen circumstances. Encourage clients to also develop and update their emergency plans, including having a supply of essentials like water, food, and first aid kits.

By taking these precautionary measures, you not only help protect your clients' investments but also reinforce your role as a trusted advisor committed to their safety and well-being. Stay informed and engaged with local alerts and resources to ensure you can provide the best guidance possible.
