受政府打房不斷影響，近來房市逐漸轉向買方市場，但房價似乎依舊「高高掛」。有學者楊宗憲認為，打房政策是針對投資客和多屋族，至於建商受到的影響主要是買氣下滑，建案價格想要有明顯下修，「還是需要一段時間」，因為房市走了12年多頭以來，建商仍有多個難以降價的原因。
