ANOTHER ONE IN THE BOOKS! West Seattle Flip is now complete :D Here’s some before/after photos, the overall breakdown of timeline/numbers, and learnings!

We got this property back in October 2024. The main appeal of the property was the MASSIVE backyard (corner lot with a massive backyard at 7,000 sqft). Our plan of attack on the property was to renovate/rehab the main house & then construct 2 new units in the back.

Purchase Price: $878,888
Total Renovation Costs: $140,947
Loan + Carrying Costs: $50,039

Total Project Cost: $1,069,874
Pre-Condo Estimated ARV: $1.15m
Post-Condo Estimated ARV: $950k

Before diving any deeper, I want to give a HUGE shout-out to my team on this project. did an incredible job project managing the rehab, was super meticulous about the rehab details & ensuring quality work, picked out the amazing finishes, and the rest of my internal / admin team helped keep everything on track in the backend. Couldn’t have done it without you all, thank you :)

Anyway, let’s talk timeline & then the upcoming strategy.

🏠 Project Timeline 🏠
11/2024: Property Acquired & Demo starts

12/2024: Discover rot in main bathroom, adding $5k to overall budget. Framing, Electrical Rough In, and Plumbing Rough In completed.

01/2025: Exterior painting completed, insulation + drywall completed, landscaping started. Exterior paint completed also.

02/2025: First coat of paint completed. Basement self leveling, flooring install, and basement bathroom prep complete. Kitchen cabinets installed. We got delayed by about a month due to interior/exterior door delays. Project is 90% complete by the end of this month.

03/2025: Tiles fully installed, plumbing & electrical finishes put in, additional layers of interior paint go on. Final landscaping + closet racks, closet doors, cabinet hardware, wall vents, floating shelves, door locks, shower glass, exterior door paints, handrails, and weather stripping all completed here.

Introducing… The Evergreen Sanctuary!

Quick update sharing out our latest Airbnb project in Olympic National Park! This one was a lot of fun to put together & big shout-out to on the design side of things again. As a new construction acquisition, this one was a lot easier to set up than some of our previous projects. Eliminating rehab made this one a lot smoother. Even so, it took a squad of people to get everything set up over a 3-day time period!

Some fun takeaways on this project:
1. Wallpaper brands matter. The type of install varies between the brands; there’s peel & stick, water, paste, etc. I personally think peel & stick is the best :P
2. What we saw this summer with the Elegant Forest Retreat is that defining a clear customer persona before creating the design helped us blow past our revenue targets. We’re about 25% higher in revenue than our projection & a big part of that is due to design. We leaned into that same approach on this project & expect to see an even bigger lift given that the house is new construction!
3. Design print-outs per room made it a lot easier to sort, assemble, and put together all the furnishings.
4. It’s way more fun doing things together than it is doing it alone. At the beginning of my journey into real estate, and I would basically do everything ourselves (partly for learnings & partly due to scarcity mindset). After turning our hands to sandpaper a few times (RIP hands), we realized that to scale, we needed more people. The setups have become immensely less stressful when there are 8+ people working at the same time.

I’m really excited for this property & we’ve already secured a few pretty nice bookings, along with a huge booking for next summer! Drop a comment if you wanna know more about how this one came to me & what the set up process was like :)

And our Interlake Flip is complete!

This one was not without its challenges along the way. Quick shout-out to the folks that worked together with me on this project: as the project manager & on design & + on the construction side of things. Now that we’re all wrapped up with the first part of the project, we’ll be renting it out as a Mid Term Rental in the interim. Once our new construction permits are issued, we’ll be building 2 new units out back!

Now let’s talk about what didn’t go so well & some learnings:
- The rehab ended up taking longer than expected. There were some delays on the SCL / Electrician side of things & we also changed our scope of work at the start of the project. Initially, we planned on doing a quick renovation and keep the property as a 2/1. Instead, we reconfigured the layout, removed a wall, re-did the stairs, and made the property a 3/1.
- With the change in scope, we ended up spending ~60% more than we initially wanted. We were initially planning on just painting the exterior, but made the decision to swap out all the siding. This turned out to be the right call (as there was a bunch of rot underneath the siding); thanks for pushing on this, Vitalii!
- This was the first project that I started to standardize more on (like building out more elaborate project tracking within Notion that can be easily replicated) & I tried to take more of a back seat on the day to day operations. I still have a lot to learn here & need to keep improving as a leader.

It’s not always easy to get what you want. Some sacrifices typically need to be made along the way. In my case, I chose to live in a 252 sqft guest house without a kitchen to get started on my real estate investing journey. During COVID. While both of us worked from home. Did I mention it didn’t have a kitchen?
