Tuzungumze "Faida za Uwekezaji kwenye Mali isiyohamishika" au Real Estate kwa Kiingereza.

Uwekezaji kwenye "Mali isiyohamishika" k**a ilivyo kwenye aina nyinginezo za uwekezaji, huja na changamoto nyingi ikiwamo kushuka thamani ikiwa makadirio na hesabu hazikufuatwa sawasawa. Hilo tutakuchanganulia ukitutumia sms, WhatsApp ama DM kwa maswali.

REITs (Real Estate Investment Trusts), ni amana za uwekezaji wa mali isiyohamishika, na ni mojawapo ya njia rahisi zaidi za kuwekeza katika mali isiyohamishika. Kwa nini? Ukiwa na REIT, unawekeza katika mali isiyohamishika bila kuwa na wasiwasi kuhusu kutunza, kuendesha au kusimamia majengo husika, kazi hiyo hufanywa na kampuni zinazomiliki mali isiyohamishika, kitu chochote kuanzia fremu za Biashara ya rejareja hadi majengo ya ghorofa, hoteli, ofisi au maghala.

Unaponunua katika REIT, unanunua sehemu ya mali hizi. Ni kidogo k**a kuwekeza kwenye hazina za kawaida (mutual funds), au Biashara ya hisa, isipokuwa REIT inahusika na mali isiyohamishika. Unaweza kupata pesa kutoka REIT kwa njia mbili: Kwanza, REIT hufanya malipo ya gawio ya kawaida kwa wawekezaji. Pili, ikiwa thamani ya jengo ama mradi husika itaongezeka, unaweza kuuza uwekezaji wako kwa faida. Unaweza kuwekeza kwenye REIT k**a kuwekeza kwenye hisa: REIT huweza hata kuorodheshwa kwenye soko kuu la hisa kupitia "Uwekezaji wa Majengo", biashara ambayo haijawa kubwa hapa Tanzania.

Faida zake huonekana kupitia malipo ya kila mwezi kupitia makusanyo ya Kodi, gawio kutokana na faida za jumla, na pia uhakika wa faida ikiwa thamani ya jengo hupanda na kuuzwa kwa faida zaidi ya makadirio.

One of the fastest growing businesses in growing cities is buying and renovating old homes before reselling them. Although this is a business that can be very profitable and fast, there are several things to consider and here we will mention a few!

First, follow up to find out why the house in question is being sold. Many old houses here in Tanzania are heritage and have inheritance disputes and so on.

Make sure you have the right buyer/tenant before you invest your money. This is important because if it goes unused for a long time it will start to wear out and you will have to keep investing money to maintain it.

Consider buying an area where community services have arrived and even has been reached by all infrastructure including paved roads. This is because the fixed back value for your customer includes its quick accessibility and proximity to your customer's business.

Kabla ya kununua nyumba, lazima uwe na uwezo wa kuthamini gharama ya uwekezaji wa nyumba hiyo ili kuamua faida inayoweza kupatikana kwenye uwekezaji wako.

Utahitaji kuzingatia mambo kadhaa ikiwamo;
1. Kutafiti thamani ya nyumba/makazi kwenye eneo husika. Elewa maeneo ambayo yanapanda ama kushuka thamani (na haya yapo kwenye kila mji), na kwanini, yaani elewa "trend" ya soko. Unashauriwa kununua nyumba kwenye maeneo yenye ukaribu na taasisi za umma k**a shule, hospitali, na pia yenye uhakika wa huduma za jamii k**a maji, Umeme na barabara za mitaani, hii itasaidia kuongeza thamani ya jengo. Ulizia ikiwa kuna mradi wowote mpya (k**a ujenzi wa Hotel na kadhalika) kwenye huo mtaa na kadhalika.

2. Tafuta kujua nyumba/makazi yanayouzwa kwa bei nafuu zaidi ya mengine ili kupata unafuu kwenye gharama zako za jumla. Pia hakikisha hakuna mgogoro kwenye nyuma/makazi hayo kwa namna yoyote.
3. Tembelea na ukague nyumba/makazi hata mtaa husika kabla ya kufikia maamuzi. Tumia Wataalamu wa ukadiriaji kujua thamani ya jengo, wastani wa gharama za ukarabati na kadhalika ili ikusaidie kulinganisha na bei ya soko na kukadiria faida.

4. Ni vyema ikiwa utakuwa na mteja kibindoni ama unaye wakala wa kuuza majengo yako ili pesa yako isikae mahala pamoja muda mrefu.

Kununua nyumba ya zamani na kuikarabati na kisha kuiuza kwa bei ya soko ama "house flipping" kwa Kiingereza, ni biashara nzuri, na humaanisha pesa ya haraka kwa kazi ndogo la mchakato wake unahusisha bidii kubwa, ujuzi, na maarifa.
