As the full-scale invasion began, many families moved from the eastern and southern parts of the country closer to the western and central regions in search of a safe place. As a result, in some regions of Ukraine, the demand for renting apartments is high, while in others it is only decreasing.

Since the beginning of 2023, the average monthly rate for a one-room apartment in Ukraine has increased by 7.1%, and in April of this year, it was UAH 6,101. Such data is provided (https://ukrstat.gov.ua/) by the State Statistics Service.

🥵The leading position is occupied by Zakarpattia Oblast. The rental price there is the highest — UAH 13,123, which is 50.7% higher than in December 2022.

Lviv region ranks second with a price of UAH 11,543, which is 5.2% more than at the beginning of the year.

As for Kyiv, the cost of rent there decreased by 0.6% and now amounts to UAH 7,591, making the capital the third region on the list for the cost of the rent.

At the same time, the lowest rental prices for a one-room apartment are currently in the following areas:
• Khersonska (2960 UAH);
• Zaporizhzhya (2769 UAH);
• Sumy (2769 UAH).

What about buying an apartment in Ukraine now?

Despite the war, the Check in Price portal mentioned Ukraine as one of the most underestimated countries in Europe in terms of the cost of living, entertainment, food establishments, and, of course, buying real estate.

According to the portal, in addition to the rather expensive capital, the country offers a variety of types of places where one can potentially buy a cheap house or apartment. Ukraine offers great options if you want to live in a big city like Kharkiv or Lviv that have good transport infrastructure, fast trains, and international airports.

An apartment in the center of one of these cities usually costs about $1,000 per square meter. If you move further from the center, you can find a lot of offers from $500 to $600. There are also a lot of medium-sized cities and a lot of picturesque towns in the Carpathians, where one can move to live.

In most regions of Ukraine, one can find inexpensive presentable houses at prices ranging from $10,000 to $20,000.

What can be rented in Kyiv and Lviv for 250 Euro?

Kyiv and Lviv are the most popular cities in terms of the number of housing rental requests. Price statistics show that renting in the city of Leva is more expensive than in the capital. The median price of a one-room apartment in Kyiv in February was UAH 9,000 (220 Eur), and in Lviv — UAH 15,500 (400 Eur).

City center
In Kyiv, the closest to the center with such a budget are apartments near the Olimpiyska metro station, Velyka Vasylkivska street. Price: UAH 8,500 (200 Eur). The total area is 34 m², old repairs in the bathroom, but there is a boiler.

There is an apartment in Lviv a few tens of meters from the Town Hall. Price: UAH 7,500. The total area is 16 m². In the description, it was called a "studio apartment", and judging by the photo, the tenant offers to rest, work and cook in the same studio. The place for taking a shower is listed separately, but it appears from the announcement that it needs to be shared with someone else. There is no washing machine.

Surroundings of the city
In Kyiv, analysts chose an apartment in Svyatoshynskyi district, located on Lvivska street. Price: UAH 10,000 (220 Eur). The total area is 36 m². New building, furnished, with air conditioning, boiler and even a dishwasher.

In Lviv, the right apartment was found in the Sykhiv microdistrict, on Sykhivska Street. Price: UAH 10,000. The total area is 45 m². A rather spacious apartment, where a significant part of the square footage is occupied by the bathroom.

Conclusions
Despite the crazy difference in the median rental price between Kyiv and Lviv, if you search, you can find options at moderate prices, but whether the design and comfort of the conditions will appeal to you is a matter of taste.

Average price of 1-room apartments:
Kyiv: 220 Eur;
Lviv: 400 Eur.

The average price of 2-room apartments:
Kyiv: 300 Eur;
Lviv: 440 Eur.
