WHAT TO DO OR ACTIONS TO TAKE AFTER BUYING YOUR FIRST LAND IN UGANDA
1️⃣ Confirm the Land Title Transfer (If applicable)
• Visit the Ministry of Lands to confirm that the title is now in your name.
• If you bought customary land or mailo land, ensure the seller signs transfer forms and the LC1 / area land committee witnesses the transaction.
2️⃣ Collect All Documents
Immediately secure:
• Original land title or agreement
• Signed transfer forms
• Receipts for any payments made (land, taxes, legal fees)
• Survey report or map, if available
3️⃣ Introduce Yourself to Local Authorities
• Visit the LC1 chairperson and neighboring landowners.
• Officially notify them of your purchase and new ownership.
• This helps prevent disputes, land grabbing, or double-selling.
4️⃣ Demarcate or Fence the Land
As soon as possible:
• Mark your boundaries clearly using stones, poles, or temporary fencing.
• If affordable, hire a licensed land surveyor to verify and remark boundaries.
5️⃣ Secure the Land
If you’re not developing it immediately:
• Hire a caretaker or guard.
• Regularly visit the land to check for encroachments or unauthorized use.
6️⃣ Pay Any Pending Fees
• Settle stamp duty, transfer fees, or local council dues if not yet done.
• Check with the local land office or LC1 for any ground rent or land rates applicable.
7️⃣ Keep Multiple Copies of Your Documents
• Make certified photocopies of your land title, agreements, and receipts.
• Keep originals in a safe place or bank safe deposit box.
• Back up digital copies in your email or cloud storage.
8️⃣ Consider Surveying (If not yet done)
• If the land isn’t officially surveyed, consider getting a professional survey done.
• Request a survey report and official map.
